d. Replace the acer rubrum "Columnare" with a different tree species which <br />performs better with Pleasanton's hot summer winds. <br />e. Replace the arctostapylos "Emerald Carpet" with a different ground cover <br />which performs better in the eastern side of Pleasanton. <br />f. In an effort to deter graffiti tagging, the southern building elevation of the Ice <br />Center shall be completely screened with landscaping which will grow up to <br />eight feet in height. <br />g. All proposed landscaping within the Lease Area shall be installed prior to the <br />occupancy of the Ice Center. <br />h. On sheet AM of Exhibit B, the unidentified rectangle southeast of the Ice <br />Center is proposed to be a parks maintenance building. Prior to the issuance <br />of a building permit, the Project Developer shall revise the plans and shall <br />substantially screen the building with additional shrubs, vines, and/or trees. <br />3. Lighting. <br />a. Prior to the issuance of a building permit, the Project Developer shall revise <br />the plans and reduce the amount of lighting proposed by Stoneridge Drive to <br />the extent feasible. The light level shall be a minimum of 1 foot candle. <br />b. Prior to the issuance of a building permit, the Project Developer shall revise <br />the plans and increase the spacing of the taller pathway lights such that they <br />are separated by approximately 86-100'. The location of pathway lights <br />shall be subject to the review and approval of the Director of Parks and <br />Community Services. <br />c. Prior to the issuance of a building permit, the Project Developer shall revise <br />the plans and propose additional downward facing, shielded building lighting <br />on the southern elevation of the Ice Center to deter crime. The location of the <br />fixtures shall be subject to the review and approval of the Director of Parks <br />and Community Services. <br />4. Utilities and Storm Drainage. <br />a. Prior to the issuance of a building permit, the Project Developer shall revise <br />the plans and show the depth of the flow through medium on page C1.4 of <br />Exhibit B. The depth shall be subject to the review and approval of the City <br />Engineer. <br />b. Prior to the issuance of a building permit the plans shall be revised such that <br />there will be no storm drainage onto the eastern Retail Site. The storm <br />drainage plan shall be subject to the review and approval of the City <br />Engineer. <br />12 <br />
