5. Lease Area Location. Prior to the issuance of a building permit, the Lease Area <br />shall be modified to: <br />(i) Include all Ice Center signage and delivery areas, or the signage and <br />delivery areas shall be relocated to be within the Lease Area shown on <br />Exhibit B. <br />(ii) Include all carpool spaces, or the carpool spaces shall be relocated to be <br />within the Lease Area shown on Exhibit B. <br />(iii) Be located along visible borders so that maintenance responsibilities are <br />easily discernable. <br />The final Lease Area shall be subject to the review and approval of the City <br />Manager, prior to the issuance of a building permit. <br />6. Signage. All signage shall generally be as conceptually shown on Exhibit B. <br />Signage on the banner poles shall have an ice skating and/or holiday theme, and <br />shall not include commercial business names and logos. All proposed banners <br />shall be subject to the review and approval of the Director of Parks and Community <br />Services. <br />7. Landscaping. Prior to the issuance of a building permit, the Project Developer <br />shall revise the plans to show an offset double row of triangularly spaced London <br />Plane street trees spaced 50 feet on center (32 feet triangular spacing) along <br />Stoneridge Drive. <br />8. Phasing. Phase I—Infrastructure Improvements for the Staples Ranch Site. <br />Prior to occupancy of any building on site: <br />a. The stormwater flow control basin in the Neighborhood Park shall be <br />constructed and operational as determined by the City Engineer. <br />b. The Stoneridge Drive extension from Trevor Parkway to EI Charro Road <br />shall be constructed and operational, as determined by the City Engineer. <br />c. All necessary public water and sewer line loops shall be installed as <br />determined by the City Engineer. <br />An access easement shall be provided to Zone 7 and the City of Pleasanton <br />allowing for maintenance equipment to access the Arroyo Mocho. The easement <br />shall be wide enough to accommodate the largest pieces of maintenance <br />equipment anticipated to be used in the Arroyo Mocho. The Project Developer <br />shall use AutoTurn or similar software approved by the City Engineer to <br />determine how wide the easement should be. The final location, width, and <br />design of the easement shall be subject to the review and approval of Zone 7 <br />and the City Engineer. <br />13 <br />
