III. SPECIFIC PROJECT CONDITIONS <br />Expiration. The Planned Unit Development (PUD) development plan approval <br />shall lapse as described in the Development Agreement for the Community Park. <br />2. Specific Plan Amendment, Environmental Impact Report (EIR) Mitigation <br />Measures, Code Measures, Regional Permits, and Agreements. All projects <br />shall be developed in accordance with the Stoneridge Drive Specific Plan <br />Amendment/Staples Ranch project. <br />All mitigation measures of the Stoneridge Drive Specific Plan Amendment/Staples <br />Ranch EIR are hereby incorporated by reference and shall be implemented as <br />required by the EIR and the Mitigation and Monitoring Reporting Program. If any <br />of the conditions of approval conflict with any applicable EIR mitigation measures, <br />the requirements of EIR mitigation measures apply. <br />3. Stoneridge Drive Specific Plan Amendment/Staples Ranch. In addition to the <br />conditions of approval for this case, building additions and new buildings shall <br />also be subject to the design standards of the Stoneridge Drive Specific Plan <br />Amendment/Staples Ranch including the following: <br />(i) Design the Community Park to enhance the visual image of Staples Ranch <br />as the northeast Pleasanton gateway. <br />(ii) Design an adequate section of the Community Park to take advantage of <br />the adjacent Arroyo Mocho channel to the south, with its extensive natural <br />area, riparian plantings, and potential for regional pedestrian and bicycle <br />trail connections. <br />(iii) Design the Community Park so that it complements and integrates with <br />uses, to the extent possible, within the adjacent Retail/Commercial site. <br />4. Bus Shelter. San Jose Arena Management shall be responsible for the <br />construction of a bus shelter on Stoneridge Drive, adjacent to the project site. <br />The pad for the bus shelter shall be 20 feet in length and 6 feet in depth. The <br />pad shall be located behind the sidewalk. The bus shelter shall be designed to <br />allow for visibility of oncoming buses, to offer safety and protection from the <br />elements, to accommodate a wheelchair, to have adequate lighting and seating, <br />and to allow for the display of maps and transit information. The location, <br />installation timing, and design of the bus shelter shall be determined by the City <br />Engineer. Costs associated with the implementation of this condition of approval <br />will be addressed in the Development Agreement for the Community Park or in <br />the Community Park Lease. <br />M <br />
