Additionally, the width of the Public Service Easement (PSE) may have to be <br />increased to accommodate both the storm water treatment area and joint utility <br />trench and boxes as determined by the City Engineer. The portion of the PSE <br />where the utility boxes are located shall be graded at two percent towards the <br />street unless approved otherwise by the City Engineer. <br />8. Typical Section Sewer Access Road: The width of the roadway shall conform to <br />the widths shown on the sheet 2 of these plans. The road surface shall be all <br />weather as defined by the City Engineer. <br />9. The curb and gutter along the street, shall have a subdrain installed at either the <br />back of curb or lip of gutter at the discretion of the City Engineer. This detail shall <br />be shown on the improvement plans. Said drains shall be connected to the <br />storm drain system or drained by other means acceptable to the City Engineer. <br />10. The water and gravity sanitary sewer mains shall be public and maintained by. <br />the City. There shall be a two-way:cleanout on the sanitary sewer lateral and <br />water meter box on the water lateral located at the back of the curb. <br />11. The developer shall give notice to any prospective owners of the maintenance of <br />the retaining walls, Bioremediation basin, .bioswales, private street and storm <br />drain system, subdrain under the swale and access roads to the sanitary sewer <br />manholes. The City Attorney and City Engineer shall approve the exact <br />language of the notice. <br />12. Unless otherwise approved by the City Engineer, there shall be no direct roof <br />leaders connected to the street gutter or storm drain pipes. <br />13. The applicant shall install streetlights similar in design and appearance to those <br />installed within Mariposa Ranch development unless otherwise approved by the <br />City Engineer and Director of Community Development. <br />14. All retaining walls along the street shall be placed behind the PSE, except as <br />noted otherwise. <br />15.
