EXHIBIT A <br />CONDITIONS OF APPROVAL <br />Vesting Tentative Map Tract 9687, Dutra LLC, Clancy Dutra <br />1053 Happy Valley Road <br />July 8, 2009 <br />Planning Division: <br />Vesting Tentative Map Tract 9687 shall be as shown on the vesting tentative <br />map plans and related exhibits, dated "Received" June 10, 2009, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Director of Community Development if found to be <br />in substantial conformance to the approved exhibits. <br />2. All conditions of PUD -77 shall remain in full force and effect. <br />3. Prior to recordation, the applicant shall submit a final drainage plan showing <br />drainage on each lot. No cross -drainage between lots is allowed. The final <br />drainage plan is subject to the review and approval by the Director of Community <br />Development and the City Engineer. <br />4. The proposed development as well as individual lots shall meet the Alameda <br />County stormwater treatment and hydromodification requirements. <br />5. Final approval of all utility systems, grading, streets, drainage, and other <br />improvements shall be subject to final review and approval of the Engineering <br />Division. <br />6. This subdivision map approval will lapse and become void two years from the <br />date of approval unless a final subdivision map has been recorded or an <br />extension has been approved by the City. <br />Engineering Division: <br />7. Dutra Court: The street slope shall be reversed to allow for storm water <br />treatment behind the back of curb if there is not sufficient storage within the <br />detention basin for both storm water hydromodification and treatment. If the <br />storm water behind the curb is necessary there shall be openings in the curb to <br />allow the storm water to enter the treatment area. The treatment area shall be <br />planted and irrigated. Maintenance of the treatment area shall be the <br />responsibility of the Homeowners Association. If the treatment area is required <br />there shall be a 1 1/2 -foot wide flat area at the back of curb to allow a passenger <br />to step out of the vehicle without stepping into the treatment area. <br />
