3. The applicant shall fund and construct the public roadway adjacent to the <br />Neighborhood Park, including approximately eight public parking spaces <br />and, on the eastern and western sides of the road, sidewalks as described <br />in the Neighborhood Park/Detention Basin Purchase, Funding, and <br />Improvement Agreement. Per the City of Pleasanton's discretion, the <br />parking spaces may be placed in the Neighborhood Park or added to the on <br />street parking on the eastern side of the public roadway adjacent to the <br />Neighborhood Park. <br />4. Landscaping. Prior to the issuance of a building permit, the project <br />developer shall: <br />a. Revise the plans and propose landscaping and irrigation in Caltrans' <br />right of way adjacent to the site. The revised plans shall show <br />proposed grading. The landscaping shall be groundcover and <br />decorative shrubs and shall be drought tolerant and maintenance <br />free California native and/or adapted native species. The species <br />shall be long-lasting perennials. Verification of Caltrans' approval <br />shall be submitted to the Principal Planner prior to the issuance of a <br />building permit. The selection of plant materials shall be coordinated <br />with the adjacent Staples Ranch PUD with freeway frontage. <br />Verification that the species are long-lasting maintenance free <br />California or adapted native drought tolerant perennials shall be <br />provided by a licensed landscape architect, prior to the issuance of a <br />building permit. The species shall be subject to the review and <br />approval of the City's landscape architect. The species shall not <br />include palm trees. <br />b. Revise the plans and propose landscaping and irrigation in Zone 7's <br />easement by the 1-580 freeway. The landscaping shall be <br />groundcover, decorative shrubs, and trees (if trees are allowed by <br />Zone 7) and shall be drought tolerant and maintenance free <br />California native and/or adapted native species. The species shall be <br />long-lasting perennials. Verification of submission of the plans to <br />Zone 7 shall be submitted to the Principal Planner prior to <br />occupancy. Verification that the species are long-lasting <br />maintenance free California or adapted native drought tolerant <br />perennials shall be provided by a licensed landscape architect, prior <br />to the issuance of a building permit. The species shall be subject to <br />the review and approval of the City's landscape architect. The <br />species shall not include palm trees. <br />c.
