submission of the plans to PG&E shall be submitted to the Principal <br />Planner prior to occupancy. Verification that the species are long- <br />lasting maintenance free California or adapted native drought tolerant <br />perennials shall be provided by a licensed landscape architect, prior <br />to the issuance of a building permit. The species shall be subject to <br />the review and approval of the City's landscape architect. The <br />species shall not include palm trees. <br />d. Revise the plans and provide additional trees along the western <br />boundary line such that there will be no gaps in tree landscaping <br />along the western boundary line once the trees are mature as verified <br />by a licensed landscape architect. Verification by a licensed <br />landscape architect shall be provided by the applicant, prior to the <br />issuance of a building permit. <br />e. Revise the plans such that the tree species along the western <br />boundary line are non -deciduous species which will grow large <br />enough to provide some privacy as verified by a licensed landscape <br />architect. Revise the plans to show an offset double row of triangularly spaced <br />London Plane street trees spaced 50 feet on center (32 feet <br />triangular spacing) along Stoneridge Drive. <br />g. Revise the plans such that to the extent practical all on-site plant <br />species shall be of a drought tolerant nature. <br />5. Bus Shelter. The property owner shall be responsible for the construction <br />of a bus shelter on Stoneridge Drive, adjacent to the project site. The pad <br />for the bus shelter shall be 20 feet in length and 6 feet in depth. The pad <br />shall be located behind the sidewalk. The bus shelter shall be designed to <br />allow for visibility of oncoming buses, to offer safety and protection from the <br />elements, to have adequate lighting, and to allow for the display of maps <br />and transit information. The location, installation timing, and design of the <br />bus shelter shall be determined by the City Engineer. If the shelter is to be <br />installed after occupancy, prior to occupancy the property owner of the <br />senior continuing care site shall bond for the construction of the shelter in an <br />amount and manner determined by the City Engineer. The bond amount <br />shall increase by annually to cover the general cost of inflation related to <br />construction. The annual inflationary increase shall be set to a standard <br />index for the San Francisco Bay Area, as determined by the City Engineer. <br />6. Transferring Land by Vermont Place. Prior to the construction of any <br />structures on site, the applicant shall apply for Lot Line Adjustments and <br />transfer land, approximately 19 feet in width and approximately 50 feet to <br />3 <br />
