EXHIBIT A <br />CONDITIONS OF APPROVAL — APPENDIX 1 <br />PUD -68, CONTINUING LIFE COMMUNITIES <br />STAPLES RANCH <br />June 24, 2009 <br />I. PROJECT SPECIFIC REQUIREMENTS <br />A. Stoneridge Drive Specific Plan Amendment/Staples Ranch <br />1. In addition to the conditions of approval for this case, building additions and <br />new buildings shall also be subject to the design standards of the <br />Stoneridge Drive Specific Plan Amendment/Staples Ranch including the <br />following: <br />a. Encourage site planning and design that minimizes impacts on the <br />adjacent California Somerset neighborhood, and minimizes the <br />exposure of Continuing Care Community residents to 1-580 noise. <br />b. Encourage visually coordinated, appealing, and distinctive building <br />architecture. <br />C. Permit a maximum of 800 residential units, associated facilities, and an <br />assisted living/skilled nursing facility ("Health Center"), with a total <br />square footage not to exceed 1,200,000 square feet of building <br />development on the Continuing Care Community site. <br />d. Limit building height to a maximum of 50 feet and four stories. Limit <br />structures directly adjacent to existing California Somerset residences <br />to one story, although portions of the Health Center may include a <br />second story. <br />e. Site buildings adjacent to the 1-580 frontage so that they do not conflict <br />with existing underground utilities or future freeway widening projects. <br />f. Locate buildings so that they do not conflict with the existing <br />underground AT&T fiber optic cable that traverses the site. <br />g. Site buildings so that they create useable and pleasant outdoor open <br />space areas. <br />2. Revise the plans such that the wall on top of the berm, the berm retaining <br />walls, and golf cart storage walls visible from the freeway are completely <br />screened with landscaping to deter graffiti tagging. <br />
