(ii.) The plans shall be revised such that the parking areas near the Health <br />Center's delivery truck unloading area shall be employee parking only <br />and shall be signed as such. The location of the employee parking <br />and the location and design of the sign(s) shall be subject to the review <br />and approval of the Principal Planner. <br />c. All parking plans shall be subject to the review and approval of the Principal <br />Planner, the City Engineer, and the Chief Building Official prior to the <br />issuance of a building permit. <br />d. Wheel stops shall be provided unless the spaces are fronted by concrete <br />curbs, in which case sufficient areas shall be provided beyond the ends of <br />all parking spaces to accommodate the overhang of automobiles. <br />6. Landscaping and Tree Preservation. <br />a. The project developer shall comply with the recommendations of the tree <br />report prepared by HortScience dated "Received July 28, 2008". No tree <br />trimming or pruning other than that specified in the tree report shall occur. <br />The project developer shall arrange for the arborist to conduct a field <br />inspection prior to issuance of grading permits to ensure that all pre - <br />construction recommendations have been properly implemented. The <br />arborist shall certify in writing to the City that such recommendations have <br />been followed. <br />b. An existing tree on the site shall not be removed, unless the HortScience <br />report, dated "Received July 28, 2008," recommends its removal. The <br />project developer shall post cash, letter of credit, or other security <br />satisfactory to the Principal Planner in the amount of five thousand dollars <br />($5,000) for each tree required to be preserved, up to a maximum of <br />twenty-five thousand dollars ($25,000). This cash bond or security shall be <br />retained for one year following completion of construction and shall be <br />forfeited if the tree is removed, destroyed, or disfigured. If the tree is <br />removed, destroyed, or disfigured during construction, the applicants shall <br />pay a fine in the amount equal to the appraised value of the subject tree. If <br />the fine based on the appraised value of the tree(s) exceeds the bond <br />amount, the applicants shall pay the difference between the bond and the <br />appraised value of the subject tree(s). <br />C. Prior to the issuance of a building permit, the applicant shall: <br />(i.) Revise the plans to show a variety of ground cover and shrub clusters <br />on both sides of the sidewalk along Stoneridge Drive. Groundcover <br />shall be kept to a minimum, as groundcover typically requires more <br />water than shrubs. Turf shall not be used. The shrubs and <br />groundcover shall include some or all of the following species: <br />7 <br />
