4. Signage. All signage shall generally be as conceptually shown on Exhibit B with <br />the following exceptions and conditions: <br />a. A maximum of two monument signs, a maximum of five feet in height, shall <br />be allowed on Stoneridge Drive. The signs shall be located so as not to <br />create a line of sight obstruction. The text letters on the signs shall not <br />exceed 12 inches in height. <br />b. A maximum of one sign visible from the freeway shall be allowed. The text <br />letters on the sign shall not exceed 24 inches in height. <br />C. If illumination is proposed, it shall be halo illumination or a top down type of <br />illumination. <br />d. Only the sign copy and logo shall be illuminated. <br />e. A comprehensive sign program shall be submitted to the Principal Planner <br />for review and approval under a separate Sign Design Review application <br />prior to submittal of the first building permit application. The Planning <br />Commission and the City Council shall be notified of the Principal Planner's <br />action on their Actions Report. <br />5. Parking. <br />a. Prior to the issuance of a building permit in Phase 1: <br />(i.) The Club House parking spaces near the unloading and delivery truck <br />back up areas shall be revised to be employee parking only and shall <br />be signed as such. The location of the employee parking and the <br />location and design of the sign(s) shall be subject to the review and <br />approval of the Principal Planner. <br />(ii.) The golf cart parking by the woodshop building shall be for employees <br />only and shall be signed as such. The location and design of the sign <br />shall be subject to the review and approval of the Principal Planner, <br />prior to the issuance of a building permit. <br />(iii.) The plans shall be revised such that the two parking spaces at the <br />terminus of the drive aisle between ILU #1 and the woodshop building <br />shall be redesigned as a vehicle turn around (and not parking), unless <br />otherwise approved by the City's Traffic Engineer and Fire Marshal <br />prior to the issuance of a building permit. <br />(iv.) An additional disabled person parking space shall be provided by the <br />southernmost Villas. <br />b. Prior to the issuance of a building permit for Phase 2: <br />(i.) The unloading area by the Health Center shall be revised to <br />accommodate a 30 -foot long delivery truck. The unloading area shall <br />be located behind the Health Center and shall not be located in the <br />drive aisle. The location of the unloading area shall be subject to the <br />review and approval of the Principal Planner. <br />
