Small electricity generator and fuel cell facilities that meet the <br />criteria for such use in table 18.44.090 of the Pleasanton <br />Municipal Code. <br />(ii.) Dry land hay farming is allowed on any parcel until occupancy of any <br />building on the PUD site. <br />Conditional Uses <br />b. The conditional uses shall be: <br />(i.) Auto repair <br />(ii.) Auto painting (more than minor touch up painting, as determined by <br />the Principal Planner) <br />(iii.) Medium electricity generator and fuel cell facilities that meet the criteria <br />for such use in table 18.44.090 of the Pleasanton Municipal Code. <br />Temporary Events and Uses <br />c. Temporary events, temporary sales events, and temporary uses related to <br />an on-site permitted use may be allowed, subject to the review and approval <br />of the Principal Planner. The event or use may be for more than three days, <br />subject to the review and approval of the Principal Planner. Temporary Use <br />Permit approval shall be required for events and uses proposed for more <br />than three days. <br />6. Site Development Standards. <br />a. All future additions, site design changes, and new structures shall be <br />reviewed on a case-by-case basis in accordance with the purposes and <br />requirements of Chapter 18.68 of the Pleasanton Municipal Code. All future <br />site design changes, landscaping changes, building additions, and new <br />buildings shall be subject to a PUD Modification process, except as <br />otherwise conditioned. If rooftop parking is proposed in the future, it shall <br />be subject to review and approval by the Planning Commission. <br />b. The dealership building materials may include steel, glass, aluminum, <br />composite materials, EFIS, stucco, CMU block, wood, and concrete <br />depending on the requirements of each manufacturer. Concrete -tilt -up <br />buildings shall be allowed. The final materials shall be subject to the review <br />and approval of the Principal Planner prior to the issuance of a building <br />permit. <br />c. All roll -up doors shall be recessed approximately one foot into the building <br />wall, unless the building wall is a concrete -tilt -up wall in which case the <br />roll -up doors shall be recessed approximately two or three inches into the <br />building wall. Prior to the issuance of a building permit, the plans shall be <br />revised to address this condition of approval. <br />lH <br />
