d. Prior to installation, the design of any outdoor furniture shall be submitted <br />for review and approval by the Planning Division. <br />e. The emergency vehicle access between the senior continuing care <br />community site (PUD -68) and the Hendrick Automotive Group site (PUD -57) <br />shall be relocated approximately 280 feet north, generally between <br />buildings A and B on Exhibit B. <br />f. If a portion of the project site shall be used for freeway widening, prior to the <br />widening, the property owner of the project site shall apply for a PUD <br />Modification for a modified freeway frontage design. The design shall <br />include a 12 -foot -wide -landscape strip along the frontage of the site by the <br />freeway. A wider landscaping strip may be provided, if so desired by the <br />applicant. <br />g. Prior to approval of the Tentative Map for the Staples Ranch Site, the <br />project boundary lines shall be adjusted such that the eastern boundary line <br />is not located in the EI Charro Road right-of-way. The proposed PSE by EI <br />Charro Road shall be a minimum of 15 feet in width and shall not be located <br />in the EI Charro Road right-of-way. The location of the boundary lines and <br />PSE shall be subject to the review and approval of the City Engineer. <br />h. If a fueling station is proposed in the future, it shall be at least 60 feet from <br />any residentially planned or zoned property. <br />If the property is proposed to be subdivided at a later date and building C is <br />located on a separate property, the new property lines shall be at least <br />20 feet from building C, unless waived by the Chief Building Official. <br />7. Signage. All signage shall generally be as conceptually shown on Exhibit B with <br />the following exceptions and conditions: <br />a. Two monument signs, a'maximum of 8 feet in height, shall be allowed. The <br />monument signs shall be located so as not to create a line of sight <br />obstruction from any road. The text letters on the sign shall be a maximum <br />of 12 inches in height. <br />b. The freeway pylon sign shall have hallo illumination, to the extent feasible. <br />c. The monument and building wall signs shall have hallo illumination or a top <br />down type of illumination, to the extent feasible. <br />d. Only the sign copy and logo shall be illuminated, to the extent feasible. <br />e. The dealership pylons may have cabinet signs. Push through letters and <br />push through logos shall be used to the extent feasible. <br />5 <br />
