limits, then the applicant may eliminate the improvements located outside <br />of City limits and revise the improvement plans to conform to the PUD -74 <br />development plan. <br />7. The Zone 7 monitoring well located in the old Mohr Avenue right-of-way <br />shall be retained. The height of the monitoring well shall be adjusted, as <br />necessary, to conform to the new grades. Said requirement shall be <br />shown on the improvement plans and shall be subject to the review and <br />approval of the City Engineer prior to issuance of building or grading <br />permits. <br />8. The tentative map shall be revised as follows: <br />a. On Section B -B, the street section shall match Section A -A. <br />b. On Section D -D, the street width shall be increased to 31.33 feet, <br />flowline of gutter to flowline of gutter and a vertical curb shall be <br />installed on the east side of the street between Lot 58 and the project <br />entrance, unless otherwise approved by the City Engineer. <br />c. Section F -F shall indicate that a new 7 -foot tall precast soundwall <br />matching the design shown on the PUD development plan shall be <br />located along the tract boundary. <br />d. Section M -M shall indicate that a new seven -foot tall precast soundwall <br />(matching the design shown on the PUD development plan) will be <br />located above the new retaining wall. The height of the seven -foot tall <br />soundwall shall be measured from the grades on the adjacent lots <br />(Lots 93 and 94). <br />e. The storm drain inlet detail for the rolled curb shall be modified to allow <br />storm water to spill out of the gutter flowline before the inlet to allow the <br />low flow water to enter the pervious concrete areas rather than flowing <br />directly into the storm drain inlet. <br />f. The width of the barrier concrete shown on the moisture barrier detail <br />shall be increased to 12 inches unless otherwise approved by the City <br />Engineer. Additionally, the depth of the concrete barrier shall extend <br />three inches below the bottom of the deepest structural section. <br />g. There shall be an eight -inch water main within the emergency vehicle <br />access (EVA) between the end of Court "F" and Street "A." <br />Said modifications shall be shown on the subdivision improvement plans <br />and shall be subject to review and approval by the City Engineer and <br />Director of Community Development prior to issuance of building or <br />grading permits for the project. <br />9. Unless otherwise approved by the City Engineer, the depth of the water <br />main shall be 48 inches below the finished street grade. <br />2 <br />
