19. All trash and refuse shall be contained completely within enclosures <br />architecturally compatible with the main structure. The materials and color of the <br />enclosure walls shall match the building walls, and the gates shall be as shown <br />on the plans. Trash containers shall be stored within the enclosure at all times, <br />except when being unloaded. Trash enclosures which are sized to contain <br />dumpsters with an individual capacity of 1.5 cubic yards located within five feet of <br />unprotected building openings, combustible walls, or combustible roof eaves <br />shall be provided with an automatic fire sprinkler system. <br />An area drain shall be installed in the enclosure area with a structural control <br />such as an oil/water separator or sand filter. No other area shall drain into the <br />trash enclosure; a berm shall be installed to prevent such drainage if found <br />necessary by the City Engineer/Chief Building Official. A sign shall be posted <br />prohibiting the dumping of hazardous materials into the sanitary sewer. The <br />project developer shall notify the Dublin -San Ramon Services District (DSRSD) <br />upon installation of the sanitary connection; a copy of this notification shall be <br />provided to the Planning Department. <br />20. The location of any pad -mounted transformers shall be subject to approval by the <br />Director of Community Development prior to issuance of permits by the Building <br />and Safety Division. Such transformers shall be screened by landscaping or <br />contained within an enclosure matching the building and with corrugated metal <br />gates. All transformers shall be shown on the plans submitted for issuance of <br />building permits. <br />21. All backflow prevention devices, above ground irrigation controls, and above <br />ground irrigation meters shall be located and screened so as to minimize visual <br />impacts. The location of all backflow prevention devices, above ground irrigation <br />controls, and above ground irrigation meters and the quantity and type of <br />proposed landscape screening shall be subject to the review and approval'of the <br />Director of Community Development prior to installation. <br />Landscaping and Irrigation System Design and Operation <br />22. The project developer shall consult one of the City approved arborists for site <br />preparation and construction recommendations to preserve the existing 10"coast <br />live oak. The applicant shall provide the Planning Division a copy of the <br />recommendation from the arborist and that tree protection fence (6' chain link <br />fence) shall be installed and inspected by the Planning Division prior to the <br />issuance of a building permit. <br />23. The project developer shall submit a final landscaping plan to the Planning <br />Division prior to the issuance of a building permit. This plan shall include planting <br />on the sides of the building. This plan is subject to the review and approval by the <br />Director of Community Development. <br />4 <br />
