project developer shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only." . The project developer shall contact <br />Pleasanton Garbage Service for the disposal of all waste from the site. <br />12. The site preparation and construction of the project shall strictly follow the <br />recommendations as stated in the Engeo geotechnical report, dated "May 2, <br />2008" and the comments from Cotton, Shires & Associates, dated "Received <br />July 25, 2008", on file in the Planning Division, including construction plans be <br />reviewed by the geotechnical consultant and geotechnical consultant be present <br />during site preparation and grading. <br />13. The project developer shall submit sign details to the Director of Community <br />Development for review and approval before installation. <br />14. Colors and materials used on the building exterior shall be in substantial <br />conformance to the color/material palette submitted as Exhibit BA, on file with the <br />Planning Division. Any substitution shall be reviewed and approved by the <br />Director of Community Development. <br />15. The recordation of the easement used for emergency vehicle turn -around shall <br />be concurrent with any future sale of the residential property. The language of <br />the agreement shall be reviewed and approved by City Attorney's Office prior to <br />recordation. Additionally, a disclosure of this easement shall be included on the <br />residential property to future buyer(s). <br />16. A final inspection by the Planning Division is required prior to the issuance of a <br />certificate of occupancy. <br />Building and Site Design Requirements <br />17. The project developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight and <br />night time hours. <br />18. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. The plans shall reflect the location of any above ground <br />utilities to provide adequate review of screening. Roof mounted equipment shall <br />be designed, installed, and maintained so that the equipment does not project <br />above a horizontal plane established by the buildings' perimeter roofs. All <br />screening details shall be shown on the plans submitted for issuance of building <br />permits, the adequacy of which shall be determined by the Director of <br />Community Development, and shall be provided prior to occupancy. <br />3 <br />
