24. The irrigation system shall be designed to maximize the use of drip systems, <br />bubblers and low flow head. The final design is subject to review and approval by <br />the Director of Community Development. <br />25. Prior to the issuance of a building permit, the applicant deposit a tree protection <br />bond in the amount of the appraised value of the existing oak. This bond shall be <br />kept by the Planning Division for two years from the date of occupancy. At the <br />end of the two-year period, Planning Division will conduct a site visit and will <br />refund the deposit if it if determined that the existing tree is not impacted. <br />26. All trees used in landscaping be a minimum of 15 -gallons in size and all shrubs <br />a minimum of five gallons, unless otherwise shown on the approved landscape <br />plan or otherwise approved by the Director of Community Development. <br />27. The project developer shall provide root control barriers and four -inch perforated <br />pipes for parking lot trees and trees in planting areas less than 10 -feet in width, <br />as determined necessary by the Director of Community Development at the time <br />of review of the final landscape plans. <br />28. Prior to occupancy, the landscape architect shall certify in writing to the Director <br />of Community Development that the landscaping has been installed in <br />accordance with the approved landscape and irrigation plans with respect to size, <br />number, and species of plants and overall design concept. <br />29. The project developer shall adjust the sprinkler heads to redirect the water away <br />from the monument sign if proposed, while ensuring complete irrigation coverage <br />of the landscaping around the sign. All landscaping around the sign shall be <br />restored after installation of the sign and prior to final of the sign permit. <br />Building Permit Review <br />30. The buildings covered by this approval shall be constructed to meet Title 24 state <br />energy requirements. <br />31. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />32. The project developer shall submit a building survey and/or record of survey and <br />a site development plan in accordance with the provisions of Chapter 18.68 of <br />the Municipal Code of the City of Pleasanton. These plans shall be approved by <br />the Chief Building Official prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. <br />5 <br />
