Standard Map Conditions <br />18. The applicant/developer shall comply with all requirements of the <br />Subdivision Ordinance of the City of Pleasanton, except as modified by <br />"specific conditions of approval." In the event that there is a conflict <br />between the Pleasanton Municipal Code Section 19 and the Subdivision <br />Map Act, the Subdivision Map Act shall prevail. <br />19. The applicant/developer shall comply with all requirements of the California <br />Subdivision Map Act <br />20. The applicant/developer shall receive approval from the Director of <br />Community Development for all proposed street names prior to submittal of <br />the final map. <br />21. The applicant/developer shall comply with all applicable conditions of any <br />interested outside agencies having jurisdiction. <br />22. A detailed grading and drainage plan including all supporting information <br />and design criteria including any peer review comments shall be submitted <br />as part of the improvement plans. <br />23. The in -lieu park dedication fees shall be paid to the City prior to approval of <br />the final map at the rate then in effect and for the total number of lots on the <br />final map, unless this requirement has been otherwise satisfied. The <br />applicant shall also satisfy Condition No. 42 of PUD -72 and shall pay the <br />$2,500.00 for each of the three new units prior to final map approval. <br />24. The applicant/developer shall submit a refundable cash bond for hazard <br />and erosion control measures prior to approval of the final map. The <br />amount of this bond will be determined by the City Engineer. The cash <br />bond for erosion control measures will be retained until all the building <br />permits for each of the new homes are issued and the permanent erosion <br />control measures are installed, unless otherwise approved by the City <br />Engineer. The applicant/developer shall submit an erosion and <br />sedimentation control plan prior to the approval of the final map. <br />25. All existing wells, septic tanks or holding tanks on the site shall be properly <br />sealed, filled, and abandoned prior to the start of grading operations unless <br />approved by the City Engineer. Any wells designated for abandonment or <br />any wells encountered during construction shall also be abandoned in <br />accordance with the Zone 7 Alameda County Water Agency. <br />26. The applicant/developer shall pay the applicable Alameda County Flood <br />Control and Water Conservation District — Zone 7 and City water <br />connection fees and the meter cost prior to Council approval of the final <br />3 <br />
