8. The public sanitary sewer shall end at a manhole between Lots 3 and 4. <br />Lot 4 shall be served from individual lateral stubbed from the public <br />manhole in the roads, unless otherwise approved by the City Engineer. <br />9. There shall be a two-way cleanout on the sanitary sewer lateral located at <br />the back of the Public Service Easement (PSE) access. <br />10. The developer shall give notice to any prospective owners of the <br />maintenance of the private storm drain system in the private streets and <br />bio-swale. The City Attorney shall approve the exact language of the <br />notice. <br />11. The minimum grade for the gutter flowline shall be set at 0.5 percent unless <br />otherwise approved by the City Engineer. <br />12. A water meter shall be provided to each lot of record within the <br />development unless otherwise approved by the City Engineer. <br />13. A sanitary sewer lateral with cleanout shall be provided to each lot of <br />record within the development unless otherwise approved by the City <br />Engineer. <br />14. Per the Subdivision Map Act, this subdivision map approval will lapse and <br />become void two years from the date of approval unless a final subdivision <br />map has been recorded or an extension has been approved by the City. <br />15. The street/driveway and storm drain shall be private and maintained by <br />individual property owners or a Homeowners Association (HOA) or a <br />maintenance association unless otherwise approved by the City Engineer <br />and the City Attorney. The roadway shall be posted for no parking. <br />16. The proposed property line between Lot 6 and Lots 2, 3, and 4 shall be <br />moved to the centerline of the private street unless otherwise approved by <br />the Director of Community Development and the City Engineer. <br />17. The typical section for the private driveway/street shall be revised to show <br />the three-foot wide valley gutter (per City standard detail 109) within the 18- <br />20 -foot wide "Private Access and Utility Easement." Said Private access <br />shall also include a Public Service Easement (PSE) that extends beyond <br />the street sufficiently for the installation of water meter boxes within the <br />easement unless otherwise approved by the City Engineer. Additionally <br />there shall be concrete cut-off wall separating the bio-swale from the street <br />structural section. <br />2 <br />
