EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Tract 7952, Jerry Raney <br />4693 and 4715 Augustine Street <br />January 14, 2009 <br />Tentative Map Tract 7952 shall be as shown on the tentative map plans <br />and related exhibits, Exhibit A, dated "Received November 14, 2008," on <br />file at the Planning Division, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the <br />Director of Community Development if found to be in substantial <br />conformance to the approved exhibits. <br />2. All conditions of PUD -72 shall remain in full force and effect; final approval <br />of all utility systems, grading, streets, drainage, and other improvements <br />shall be subject to final review and approval by the City Engineer. <br />3. All easements shall be shown on the Final Map. The location and wording <br />of the easements shall be subject to the review and approval of the City <br />Attorney and City Engineer. <br />4. All abbreviations used on the Final Map must be included in the <br />Abbreviations Key on the Final Map. <br />Advisory Note <br />5. The planter strip located between the sidewalk and back of curb shall be <br />irrigated and planted to the satisfaction of the Director of Community <br />Development and City's Landscape Architect. The homeowners or <br />maintenance association shall be responsible for the maintenance of the <br />planter strip. <br />6. All utilities serving the development shall be placed in underground <br />conduits, including any boxes or transformers. All capacitor banks or <br />switches for the project may be installed above ground if properly screened <br />to the satisfaction of the Director of Community Development. <br />7. Overhead utilities serving the existing homes to remain shall be installed <br />underground as part of the subdivision improvements. The applicant shall <br />convert these homes from overhead services to underground. The <br />applicant may convert the existing home on Lot 5 from overhead services <br />to underground from the closest utility approved pole. However, the other <br />existing homes must be undergrounded with the joint trench serving the <br />development unless otherwise approved by the City Engineer. <br />
