11. The Refined Submittal adheres to — and in some cases exceeds — the setbacks <br />established by PUD -85-09 and the accompanying diagrams and site plans. <br />The Refined Submittal setbacks are as follows: 24 feet, 6 inches from Foothill <br />Road; 123 feet, 6 inches from Stoneridge Drive; 20 feet from Pleasant Hill <br />Road; and 25 feet, 4 inches from Moller Park. (All setbacks are measured from <br />the property line.) The setbacks approved in 1985 were approximately: 16 feet <br />from Foothill Road; 75 feet from Stoneridge Drive; 17 feet from Pleasant Hill <br />Road; and 15 feet from Moller Park. <br />12. The Refined Submittal depicts a building that is two stories with minor <br />non -habitable three story architectural elements and with a maximum height of <br />32 feet. The Refined Submittal thus achieves a maximum building height and <br />massing that would have fewer impacts upon the surrounding neighborhood <br />than any of the structures previously approved for the Project Site, while still <br />conforming in full to the development standards and design guidelines set forth <br />by PUD -85-09. The building approved in 1985 was 47 feet in height. <br />The proposed intensity of use of the building as reflected in the Refined <br />Submittal substantially conforms to the City's planned development zoning <br />approval for the Project Site. <br />13. The Refined Submittal proposes 82 assisted -living units (42 studio units and <br />40 one -bedroom units), a total of 103 beds, and 64,502 square feet of interior <br />space. All of these values represent a reduction in intensity of use when <br />compared to the maximum standards established by PUD -85-09. The Refined <br />Submittal represents a 38 -percent reduction in the number of units (down to <br />82 from 132), a 27 -percent reduction in the number of beds (from 141 to 103), <br />and an approximately 34 -percent reduction in overall square footage (from <br />98,000 square feet to 64,502 square feet). <br />14. The Refined Submittal therefore reflects a substantially reduced intensity of use <br />for the Project Site from the maximum that would otherwise be permitted by the <br />existing planned unit development zoning for the site. <br />15. The use of the Refined Submittal is consistent with the use that was previously <br />proposed for the Project Site in 2000 pursuant to the same existing planned <br />unit development zoning — PUD -85-09 — and previously found to substantially <br />conform with the existing zoning. <br />M <br />
