<br />fence design be submitted to the Planning Director for review and approval <br />prior to final map approval. A disclosure statement which informs all <br />potential property owners of the potential future extension of Rose Avenue <br />and the maximum activities and potential impacts of the Fairground shall <br />be submitted to the Planning Director for review and approval prior to final <br />map approval, in consultation with Alameda Fairgrounds staff. Reference <br />to this disclosure statement shall be contained in the deeds for all lots to the <br />satisfaction of the Planning Director. <br /> <br />7.) Prior to tentative map approval, the developer and the City shall review the <br />feasibility of creating five affordable housing units in the area currently <br />proposed for lots 29, 30, and 31. If the City and the developer cannot <br />agree on a program to provide the five affordable units, then the PUD shall <br />be referred back to the Planning Commission for further consideration of <br />the lotting plan and the design of the homes in relation to the existing <br />homes. Should the City and the developer agree on a program to create <br />these units, the program shall be reviewed and approved by the City <br />Housing Commission. The program would also permit the creation of up to <br />two additional lots, generally located across from the affordable housing <br />sites in the current location oflots 23 through 28. The development <br />standards for the lots located generally north and east of the 1.8 acre <br />remainder parcel shall conform to the standards of the R-l-lO,OOO Zoning <br />District, except that the cumulative floor area ratio for these lots shall not <br />exceed 36 percent, and the side yards shall not be less than ten (10) feet. <br />The final design and development standards for the affordable lots shall be <br />submitted for review and approval by the Planning Commission. <br /> <br />8.) The applicant is responsible for dedicating the necessary right-of-way for <br />the future Rose Lane street width. The developer shall install street <br />frontage improvements per Chapter 19.40.010 of the Pleasanton Municipal <br />Code and to the satisfaction of the City Engineer. These improvements <br />may include, but are not necessarily limited to, grading, curb, gutter. planter <br />strip and sidewalk along the east side of Rose Lane, paving, storm drain, <br />sanitary sewer, water facilities, street lighting, underground utilities, and <br />traffic control devices. Specific improvement details shall be submitted for <br />review and approval with any subdivision application and shall be shown <br />on the tentative map. <br /> <br />9.) The applicant shall extend water lines from the existing line under Rose <br />Avenue into the proposed streets of the project as necessary to provide <br />adequate water service to the individual lots and required fire flows at all <br />fire hydrants.
