<br />10.) The applicant shall pay a pro-rata share of the future sewer and water main <br />extensions along the Fairgrounds property to Valley Avenue as determined <br />by the City Engineer. A cost estimate and pro-rata share payment schedule <br />shall be approved by the City Engineer prior to approval of the final map. <br /> <br />II.) The applicant shall install a flow meter at the future sewer main connection <br />from the sewer main under Rose Avenue to the sewer lateral crossing the <br />fairgrounds property. The location, size and type of the meter shall be <br />approved by the City Engineer prior to final map approval. The meter rate <br />of this devise shall be calibrated with the meter rate of the existing <br />downstream flow meter at the time ofinstallation, to the satisfaction of the <br />City Engineer. <br /> <br />12.) Prior to final map approval, final creek-side trail linear park, a pocket park <br />improvement details, and trail surface materials shall be submitted to Zone <br />7 and the City's Parks Director for review and approval. In addition, Zone <br />7 shall confirm its acceptance of the Arroyo Del Valle creek bank area. <br /> <br />13.) The developer shall construct the Rose Avenue improvements from Rose <br />Lane to the easterly boundary of the project. These improvements may <br />include, but are not necessarily limited to, grading, paving, curb, gutter, <br />planter strip and sidewalk along the north side of Rose Avenue, curb, <br />gutter, and planter strip on the south side of Rose Avenue, paving, storm <br />drain, sanitary sewer, water facilities, street lighting, underground utilities, <br />and the proposed traffic calming device, and the curb, gutter, planter strip <br />and sidewalk improvements shown for Fair Street. Preliminary details of <br />the traffic circle shall be included with the tentative map and subject to <br />approval by the Planning Commission. <br /> <br />14.) The developer shall determine the structural section of Rose Avenue and <br />Fair Street. If the City Engineer determines that the section is not adequate <br />for the travel demand, the street(s) shall be reconstructed, as determined by <br />the City Engineer. If the street section is adequate, the street shall be <br />overlaid with a minimum of 1 1/2 inches of asphalt with fabric. The <br />tentative map shall include these improvements. <br /> <br />15.) Prior to final map approval, the final design and height of the visual screen <br />along the south side of Rose Avenue adjacent to the Fairgrounds shall be <br />determined to the satisfaction of the Planning Director, in consultation with <br />Alameda Fairgrounds staff. In general, the wall shall be similar to that <br />approved in conjunction with Tract 7002, and every attempt shall be made <br />to lower the wall height to 6 feet.
