<br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Case PUD-99-05: 1015,1027, and 1500 Rose Avenue <br />Planning Commission, September 22, 1999 <br /> <br />Planning <br /> <br />1.) The proposed development shall conform substantially to the site plan, <br />conceptual grading and utility plan, conceptual landscaping plan, the four <br />conceptual floor plans and elevations, and the three Colors and Materials <br />Boards, all marked Exhibit "A", dated "Received September 17,1999", <br />and on file with the Planning Department, except as modified by these <br />conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance <br />with the approved exhibits. <br /> <br />2.) The applicants shall obtain all building, encroachment, and other applicable <br />City permits for the project prior to the commencement of construction. <br /> <br />3.) Final inspection by the Planning Department is required prior to occupancy. <br /> <br />4.) The landscaping plan shall be revised to: increase the size ofthe street trees <br />from 15 gallon to 24-inch box; to preserve the existing trees within the <br />planter strip along the south side of Rose Avenue; to the greatest extent <br />possible refine the tree and shrub species selected within the pocket park <br />and linear park; and increase the amount of landscaping provided within the <br />front yards. The applicant shall also explore using landscaping as screening <br />at the terminus of Street "C" and Fair Street in order to mitigate the <br />headlights of approaching cars which may impact the residences across the <br />street. In addition, root control barriers and four-inch perforated pipes shall <br />be installed for the street trees installed in the landscape planters. A revised <br />final landscaping plan shall be submitted to the Planning Director for <br />review and approval prior to final map approval. <br /> <br />5.) In conjunction with the tentative map, the specific details for a nine (9) foot <br />wide landscape planter strip and a four (4) foot wide separated sidewalk on <br />the north side of Rose Avenue, with a five (5) foot wide planter strip on the <br />south side of Rose Avenue shall be submitted for review and approval. <br />This shall be consistent with the street section approval for Tract 7002, <br />west of the project site. <br /> <br />6.) The proposed fencing shall be modified to include a "double" wood fence <br />detail for installation along the side yards facing Rose A venue, and that the <br /> <br />PUD-99-05 <br /> <br />Planning Commission <br /> <br />Page 1 <br />
