<br />84. On the Final Map, the developer shall dedicate to the City for street right-of-way <br />purposes those parcels of land intended to be public streets and shall provide an <br />open offer of dedication of the land necessary for the widening of Foothill Road <br />into a four lane street as determined by the City Engineer. <br /> <br />85. On the Final Map, the developer shall grant an easement to the City over the pri- <br />vate roads and emergency vehicle accesses. <br /> <br />86. The property owners to the north who currently have access rights over the exist- <br />ing private road shall be granted on the Final Map access rights to the new private <br />road on the north side of the subdivision. The easement shall encompass the entire <br />length and width of the new private road from where it intersects the public road <br />leading into the development to where it intersects with the existing easement by <br />the hammerhead at the western end of the private road. All access easements on <br />the existing private road which run from Foothill Road to the new private road <br />shall be removed when the new access easement is recorded. <br /> <br />87. The developer shall grant an easement on the Final Map to the City over those par- <br />cels needed for public service easements (P.S.E.) and which are approved by the <br />City Engineer or other easements which may be designated by the City Engineer. <br /> <br />88. The developer shall submit a final grading and drainage plan prepared by a li- <br />censed civil engineer depicting all final grades and on-site drainage control meas- <br />ures, including concrete-lined V-ditches, to protect all cut and fill slopes from <br />surface water overflow. This plan shall be subject to the review and approval of <br />the City Engineer prior to approval of the Final Map. <br /> <br />89. Prior to Final Map approval, the developer shall contribute its pro-rata share to the <br />Dublin Canyon RoadIFoothill Road intersection and the Canyon Way/Foothill <br />Road intersection improvements as determined by the City Engineer. <br /> <br />90. Prior to Final Map approval, the developer shall install a five strand barbed wire <br />fence on the north side of the drainage swale north of the private road on the East <br />Bay Regional Park District's land to the park district's standards. The location of <br />the barbed wire fence shall be subject to the review and approval of the Planning <br />Department and the East Bay Regional Park District. <br /> <br />Page 15 <br />
