<br />77. If a retaining wall type of buttress is to be installed by Lots 3 or 4, the developer <br />shall face the side of the buttress facing Foothill Road with natural stone. <br /> <br />78. No cut or fill slopes shall exceed a 3:1 gradient in any part of the site without prior <br />approval from the City Engineer, Planning Director, and project soils engineer. <br /> <br />79. The developer shall comply with the recommendations of the traffic report pre- <br />pared by TJKM Transportation Consultants dated "February 16, 1999". The de- <br />veloper shall arrange for TJKM Transportation Consultants to review all aspects of <br />the final development plans to ensure that the recommendations have been prop- <br />erly incorporated into the development. The consultant shall certify by writing on <br />the plans or as otherwise acceptable to the Director of Building Inspection that the <br />final development plan is in conformance with the traffic report approved with the <br />project. <br /> <br />Final Map Reauirements <br /> <br />80. On the Final Map, the developer shall provide an open offer of dedication to the <br />East Bay Regional Park District for adequate land (approximately one acre), suffi- <br />cient to ensure inclusion of the existing fire road along the western portion of the <br />property, to provide a trail link to the upper portion of the Pleasanton Ridge Park. <br />The location and text of the dedication is subject to the review and approval of the <br />East Bay Regional Park District and the City Attorney. The dedication shall count <br />as a portion of an amenity package if the property owner of 4456 Foothill Road <br />proposes additional houses on the property in the future. <br /> <br />81. Prior to Final Map approval, the developer shall provide $145,000 to the East Bay <br />Regional Park District for the development of a staging area, a public entrance ac- <br />cess road at the intersection of West Las Positas, and related intersection improve- <br />ments and Foothill Road to satisfy the Measure "F" requirement. <br /> <br />82. A sample of the proposed retaining wall material to be installed by the developer <br />shall be submitted for the review and approval of the Planning Director prior to the <br />recordation of the Final Map. <br /> <br />83. Prior to Final Map approval, the developer shall obtain from the East Bay Regional <br />Park District the land necessary to complete the right-of-way for the Foothill Road <br />deceleration lane. <br /> <br />Page 14 <br />
