<br />Architecture <br /> <br />II. The design of the custom homes shall adhere to the requirements of the Design Guidelines for Two Custom <br />Homes in PUD-99-9 (Nevis Property) approved as part of this PUD development plan. <br /> <br />12. The architectural designs for the four production home plans shall be revised and submitted for the review and <br />approval by the Planning Commission prior to the issuance of building permits. These revisions shall add <br />more interesting and neighborhood-oriented detailing, such as side-entry garages, deep porches, etc., in <br />keeping with the rural and rustic character of the Vineyard A venue Corridor Specific Plan area. The designs <br />shall provide individuality among the homes by adding unique features to each house plan built on a different <br />lot, i.e. different porch design for each Plan 1. <br /> <br />13. The colors used on the exterior elevations of the proposed homes shall be submitted to and approved by the <br />Planning Director prior to the issuance of a building permit. Colors shall be consistent with the approved <br />medium to dark earthtone colors shown on the project colorboard. Approved colors shall be stated on the <br />model plans submitted for issuance of building permits. Any future repainting ofthese homes shall require <br />the use ofa medium to dark earthtone color for the body of these homes, the equivalent of the colors on the <br />project colorboard. <br /> <br />Landscaping and Fencine: <br /> <br />14. All trees used in landscaping, except for a minimum twelve 24-in. box size trees, shall be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape <br />plan. <br /> <br />IS. The applicant shall submit detailed landscape and irrigation plans, subject to the review and approval of the <br />Planning Director and City Landscape Architect, as part of the improvement plans. These plans shall include <br />a street tree planting plan and landscape plans for all street right-of-way, landscape berm areas, open space <br />areas, and landscape screening. Additionally, street trees shall be planted along the frontage of both custom <br />lots. The irrigation plan shall provide for automatic controls. <br /> <br />16. Restrictions minimizing the use of herbicides for the future landscaping in the proposed development shall be <br />submitted for the review and approval of the City Landscape Architect prior to the approval of the final <br />improvement plans. These restrictions shall be listed in the project CC&Rs. Additionally, the homeowners <br />association shall be responsible for ensuring that these restrictions are followed for the maintenance of the all <br />open space areas and association-maintained areas. <br /> <br />17. The final design and location of the semi-circular stone entrance features and stone-veneer soundwall along <br />the Lutz property's (PUD-99-IO) Vineyard Avenue frontage shall be submitted for review and approval with <br />City review of the tentative map. The soundwall/berm may be adjusted as necessary to achieve its sound <br />attenuation purpose. <br /> <br />18. All fencing along Clara Lane shall be located no closer than lOft. to the back of curb. This lOft. wide <br />landscape easement shall only allow landscaping and utilities. The developer shall be responsible for <br />installing dense trees, shrubs, and groundcover in this area with the intent to provide screening of the adjacent <br />yard areas. This landscaping and easement shall be subject to the review and approval by the City Attorney <br />and Planning Director prior to the recordation of a final map. Fences along all other public streets in this <br />project shall be required to be set back a minimum of 8 ft. behind the curb (back edge of P .S.E.). Any utility <br />boxes to be located in this area shall be accommodated without requiring retaining walls; project grading shall <br />be adjusted to accommodate such features as close to "at-grade" as feasible. <br />
