<br />rata share of specific plan fees for any improvements to Vineyard Avenue which have been identified as a <br />cost to be shared by all properties in the Plan area. <br /> <br />52. The developer shall install a 6 ft. wide sidewalk from the terminus of the existing sidewalk at Montevino <br />Drive to the east end of the Lutz property (PUD-99-1 0), including retaining walls as necessary and as <br />specified in the Vineyard Avenue Corridor Specific Plan. The final design of this sidewalk shall be submitted <br />for the review and approval by the Planning Director prior to the recordation of the final map. The developer <br />shall receive credit towards their pro rata share of shared improvements in the Plan Area for the installation of <br />this sidewalk. <br /> <br />53. The developer shall construct a center median with landscaping and automatic irrigation in Vineyard Avenue <br />in the general area of the Gooch (PUD-99-8) and Lutz (PUD-99-l 0) properties. The final design of this <br />median and landscaping shall be submitted for the review and approval by the Planning Director and City <br />Engineer prior to the recordation of the final map. <br /> <br />54. The developer shall be responsible for constructing a 12 ft. wide paved access along the proposed sewer and <br />water lines between their connection with Foxbrough Estates (at the rear lot line of Lot 10, Tract 5188) and <br />the proposed EVA for use by City maintenance crews. This access will be maintained by the City but may <br />also be used by the project's homeowners association to transport equipment necessary to perform <br />maintenance for the open space area on the south end of the McGuire property (PUD-99-6). The final <br />location and design of this maintenance road, with access-restricting barriers at either end, shall be submitted <br />for the review and approval of the City Engineer prior to the recordation of the final map. An open offer of <br />dedication to the City shall be made for the small triangular comer of Parcel B containing the sanitary sewer and <br />storm drain easements, and 12 ft. wide paved sewer maintenance access. The developer shall be reimbursed by <br />the City for the design and installation of this maintenance road and the 8" water and sanitary sewer mains <br />from the end of Lot 10, Tract 5188 to Vineyard Avenue. <br /> <br />55. The developer shall be responsible for the installation of off-site improvements for a new IS-inch sanitary <br />sewer trunk main between Tioga Court and the southwest comer of Lot 8 of the Vineyard A venue Corridor <br />Specific Plan. The developer shall receive credit towards their pro rata share of shared improvements in the <br />Plan Area for the installation of this main. In the event that the replacement of an 8-inch sewer trunk main <br />with a 15-inch main from Bernal Avenue to Tioga Court is not complete prior to the issuance of a grading <br />permit for this development, the developer shall be responsible for the installation of this main. The <br />installation of both these trunk mains shall be completed prior to the issuance of a building permit for the <br />homes. The developer shall receive credit towards their pro rata share of shared improvements in the Plan <br />Area for the installation of these mains. <br /> <br />56. The developer shall revise the design for the end of "A" Street so as to avoid the need for retaining walls <br />exceeding 5 ft. in height. The redesign of this portion of "A" Street shall also include a temporary Fire <br />Department turnaround, if deemed necessary by the Fire Marshall, and shall be shown on the tentative map <br />submittal. <br /> <br />57. The pad elevation of Lot 2 on the McGuire property (PUD-99-6) shall be reduced from 480 to 475 ft. in order <br />to redirect any stormwater runoff away from Lots 3 and 4 ofthe Lutz property (PUD-99-1O). The revised <br />grading and pad elevation shall be shown on the tentative map submittal. <br /> <br />58. The applicant shall submit a final grading and drainage plan prepared by a licensed civil engineer depicting all <br />final grades and on-site drainage control measures, including concrete-lined V-ditches, to protect all cut and <br />fill slopes from surface water overflow. This plan shall be subject to the review and approval of the City <br />Engineer and/or the Director of Building Inspection prior to the issuance of any building permits. <br />
