<br />41. Building and situs plans are to be submitted to the Building Department on computer disk in a format <br />approved by the Chief Building Official. Digitized information shall be submitted before requesting a final <br />inspection and should reflect as-built situs and architectural information as approved by the Chief Building <br />Official. <br /> <br />Fire Department Requirements <br /> <br />42. The applicant shall post address numerals on the building so as to be plainly visible from all adjoining streets <br />or driveways during both daylight and night time hours. Tenant spaces shall be identified as determined by <br />the City. <br /> <br />43. The development shall meet all the requirements of the Pleasanton Fire Code (Chapter 20.24 of the <br />Pleasanton Municipal Code). <br /> <br />44. The site shall be kept free of fire hazards from the start of lumber construction to the final inspection. <br /> <br />45. Approval for the number, type and location of all public and private fire hydrants shall be subject to the <br />approval of the Fire Chief and the City Engineer. <br /> <br />46. Prior to any framing construction, an applicant shall provide adequate fire protection facilities, including, but <br />not limited to, surface roads, fire hydrants, and a water supply and water flow sufficient to City Fire <br />Department Standards to suppress a major fire. If prior to any framing construction an applicant proposes in <br />writing an alternative method of fire protection, the Fire Chief may allow the alternative method of fire <br />protection. <br /> <br />47. All public and private streets, driveways, aisles, and alleys designated as fire lanes by the Fire Chief shall be <br />maintained in accordance with Articles 9 and 10 of the Uniform Fire Code which includes tow of vehicles <br />illegally parked on the fire lanes. Fire lane curbs shall be painted red with "No Parking Fire Lane" or "No <br />Parking Fire Lane" signs installed as required by the vehicle code. <br /> <br />48. All curbs within a 7 1/2 foot radius of a public hydrant shall be painted red, unless modified by the Pleasanton <br />Municipal Code or Fire Chief. Blue street "hydrant markers" shall be installed for all fire hydrants per City of <br />Pleasanton Standard Specifications. <br /> <br />49. The final design of the EVA, including the type of pavement, design of barrier at intersection with public <br />streets, etc., shall be submitted for the review and approval by the Fire Chief and Planning Director prior to <br />the recordation of the final map. The EVA shall be designed to also function as a pedestrian and bicycle <br />access to the future park. The width of the EVA between the two proposed lots on the (PUD-99-6) property <br />shall be increased another 5 ft. on both sides to allow ample landscaping on the outside of the fencing for both <br />adjoining lots. The proposed landscaping for this area along the EVA shall be submitted for the review and <br />approval of the Planning Director prior to the recordation of the final map. <br /> <br />50. The EVA shown on Lot 7 of the McGuire property (PUD-99-6) shall be deleted. <br /> <br />Enl!ineerinl! Department Requirements <br /> <br />5 I. The developer shall install street frontage improvements along the project's Vineyard Avenue and Clara Lane <br />frontage per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City Engineer. <br />These improvements shall be consistent with the street design standards approved in the Vineyard Avenue <br />Corridor Specific Plan and may include, but are not necessarily limited to, grading, curb and gutter, sidewalk, <br />paving, storm drain, sanitary sewer, water facilities, street lighting, underground utilities, traffic control <br />devices, landscaping, and automatic irrigation systems.
