All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be pro- <br />vided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />14. Future requests for tent enclosures over Barones' outdoor deck may be reviewed at <br />the staff level provided that the tent enclosure is erected similarly to those erected <br />in previous years, that it is in place for a period of time less than 180 days, and that <br />the tent enclosure meets all applicable requirements ofthe City's Building Depart- <br />ment and the Livermore-Pleasanton Fire Department. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />15. The project developer shall comply with the recommendations of the tree report <br />prepared by HortScience, Inc. dated November, 1998. No tree trimming or prun- <br />ing other than that sp.ecified in the tree report shall occur. The project !Ieveloper <br />shall arrange for the horticultural consultant to conduct a field inspection prior to <br />issuance of grading permits to ensure that all recommendations have been properly <br />implemented. The consultant shall certifY in writing that such recommendations <br />have been followed. <br /> <br />16. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a <br />building/on-site permit. Said landscape plan shall show the following: <br /> <br />a. Shade trees and groundcover located along the parking area's westerly side <br />opposite the St. John Court townhouse development. The types and spacing <br />for these trees shall be worked out with input from this development's owners <br />association. <br /> <br />b. Groundcover and shrubs located along the parking area's northerly side ad- <br />joining the Arroyo Del Valle. <br /> <br />c. Groundcover located along the easterly side of the parking area. <br /> <br />2-98-287.
