<br />b. A minimum, two-foot (2' 0") to three-foot (3' 0") separation shall be provided <br />between the wood fence and edge-of-paving along the westerly side of the <br />driveway and the southerly side of the parking area. <br /> <br />c. The proposed parking space located at the southerly end of the central park- <br />ing rows shall be converted to a landscaped end-cap. <br /> <br />d. The project developer shall work with staff to provide a minimum five foot <br />(5' 0") landscape separation between the edge of paving and the northerly <br />property line. <br /> <br />7. The project developer shall grant an ingress/egress easement to the Alameda Flood <br />Control and Water Quality Control District Zone 7 over the parking lot to the top- <br />of-bank of the Arroyo Del VaIle before issuance of a building/on-site permit. <br /> <br />8. The project developer shall install signs on St. John Street identifYing the location <br />of the permanent parking area. The signs' design and location shall be submitted <br />to the Planning Director for review and approval before issuance of a buiiding/on- <br />site permit for. the parking lot, and shall be shown on the final construction plans. <br /> <br />9. The project developer shall work with the owners association of the aqjoining St. <br />John Court townhouse development in executing the appropriate repairs of the <br />fence separating the townhouse development from the proposed parking lot. The <br />project developer shall be responsible for 50% of the repair costs. <br /> <br />Planning Requirements: <br /> <br />10. If operation of the parking area results in conflicts pertaining to parking, noise, <br />traffic, or other impacts, at the discretion of the Planning Director, this design re- <br />view approval may be referred to the Planning Commission for subsequent review <br />at a public hearing. If necessary, the Commission may modifY or add conditions <br />of approval to mitigate such impacts. <br /> <br />11. There shall be no truck deliveries, parking lot sweeping, or garbage pick-up be- <br />tween the hours of 10:00 p.m. and 6:00 a.m. <br /> <br />12. All trash and refuse shall be contained completely within the enclosure shown on <br />the site plan. The trash enclosure shall be covered and shall be designed and de- <br />tailed to match the architectural design of the existing restaurant. The enclosure's <br /> <br />2-98-287.
