<br />Exhibit "B" <br />Final Conditions of Approval for Z-98-287 <br /> <br />Barones' Restaurant Permanent Parking Lot <br />493 St. John Street <br /> <br />August 12, 1999 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received August 6, 1999" on file with the Planning Department, ex- <br />cept as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substan- <br />tial conformance to the approved exhibits. <br /> <br />2. The project developer shall secure a building/on-site permit from the Director of <br />Building inspection prior to the start of construction of the proposed parking/drive- <br />way area. <br /> <br />3. The p~oject developer shall submit a final lighting plan f<?r the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Pro- <br />posed lighting to be used in the interior parking area shall be no more than 10' 0" <br />in height and shall be designed, installed, and controlled so as not to glare towards <br />the adjacent St. John Court townhouse development. <br /> <br />4. This design review approval will lapse within one (1) year from the date of ap- <br />proval unless a building permit is issued and construction has commenced and is <br />diligently pursued toward completion or an extension has been approved by the <br />City. <br /> <br />5. Prior to issuance of a building permit, the project developer shall pay the applica- <br />ble Zone 7 and City connection fees and water meter cost for any water meters, in- <br />cluding irrigation meters. Additionally, the developer shall pay any applicable <br />Dublin San Ramon Services District (DSRSD) sewer permit fee. <br /> <br />6. A revised site plan shall be submitted to and approved by Planning Director as part <br />of the building permit plan set prior to issuance of a building/on-site permit. The <br />final site plan shall conform to the proposed site plan with the following changes: <br /> <br />a. The landscape island located in the middle of the parking area shall be in- <br />creased in width to five feet (5' 0"). <br /> <br />2-98-287.
