The second floor deck, the deck railing, the decorative braces under the deck, the <br />decorative posts to support the roof overhangs on the garage and roof above the <br />deck, and all windows and shutters shall be made of wood and shall be painted <br />Kelly-Moore "Spanish Sand (#231)". <br /> <br />15. The garage doors on the right elevation shall be made of wood and shall be painted <br />Kelly-Moore "Navajo White (# 36)". The garage door on the front elevation shall <br />be made of wood. <br /> <br />16. A sample of the roof color and material to be used on the garage and dwelling units <br />on the site shall be submitted to the Planning Department and shall be subject to <br />the review and approval of the Planning Director prior to the issuance of a building <br />permit. <br /> <br />17. All approved colors and materials shall be stated on the plans submitted for the <br />issuance of building permits. <br /> <br />Trash Enclosure <br /> <br />18. The trash enclosure walls shall be designed tall enough to screen residential-sized <br />trash receptacles. A detailed trash enclosure plan shall be included on the building <br />plans submitted for building permits and shall be subject to the review and <br />approval of the Planning Director and the Fire Chief. The trash enclosure shall be <br />consistent with Condition #63. Trash containers shall be stored within the <br />enclosure at all times, except when being unloaded. <br /> <br />Landscaping and Screening <br /> <br />19. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. <br /> <br />20. All shrubs used in landscaping shall be a minimum of 5 gallons in size. All trees <br />used in landscaping shall be a minimum of 15 gallons in size with the exception of <br />the tree required in condition #22 which shall be a minimum of 24 inch box in <br />size. <br />
