The second floor deck, the deck railing, the decorative braces under the deck, the decorative posts to support the roof overhangs on the garage and roof above the deck, and all windows and shutters shall be made of wood and shall be painted Kelly-Moore "Spanish Sand (#231)". 15. The garage doors on the right elevation shall be made of wood and shall be painted Kelly-Moore "Navajo White (# 36)". The garage door on the front elevation shall be made of wood. 16. A sample of the roof color and material to be used on the garage and dwelling units on the site shall be submitted to the Planning Department and shall be subject to the review and approval of the Planning Director prior to the issuance of a building permit. 17. All approved colors and materials shall be stated on the plans submitted for the issuance of building permits. Trash Enclosure 18. The trash enclosure walls shall be designed tall enough to screen residential-sized trash receptacles. A detailed trash enclosure plan shall be included on the building plans submitted for building permits and shall be subject to the review and approval of the Planning Director and the Fire Chief. The trash enclosure shall be consistent with Condition #63. Trash containers shall be stored within the enclosure at all times, except when being unloaded. Landscaping and Screening 19. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. 20. All shrubs used in landscaping shall be a minimum of 5 gallons in size. All trees used in landscaping shall be a minimum of 15 gallons in size with the exception of the tree required in condition #22 which shall be a minimum of 24 inch box in size.
