<br />Resolution No. PC-99-52 <br />Page 6 <br /> <br />21. The trash enclosure shall be substantially screened by landscaping. All shrubs <br />around the trash enclosure shall be neatly maintained and shall be grown to a <br />minimum height of six feet. <br /> <br />22. The utility meters on the exterior of the garage shall be substantially screened by <br />landscaping. The location and specie of shrubs to screen the utility meters shall <br />be subject to the review and approval of the Planning Director prior to the issuance <br />of building permits. <br /> <br />23. The applicant shall plant a minimum of one 24 inch box tree in the front yard <br />setback. The tree location and specie shall be subject to the review and approval <br />of the Planning Director prior to the issuance of building permits. <br /> <br />24. Detailed drawings of all proposed interior fencing shall be submitted to the <br />Planning Department and shall be subject to the review and approval of the <br />Planning Director prior to the issuance of building permits. The fence and gate <br />between the garage and northern side property line shall be wood and shall be a <br />maximum of five feet in height from grade to peak. <br /> <br />25. No trenching for utilities shall take place within the drip lines of the existing trees <br />to remain on the site. No construction equipment shall be located or stored <br />underneath the driplines of the existing trees to remain on site. <br /> <br />26. Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />27. The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />28. No trees shall be removed other than those specifically designated for removal on <br />the approved plans. <br /> <br />29. The applicant shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in <br />this project will be maintained at all times in a manner consistent with the <br />approved landscape plan for this development. Said agreement shall run with the <br />land for the duration of the existence of the structures located on the subject <br />property. <br />
