<br /> <br /> <br />Date: June 18, 1999 <br /> <br />To: Steve Otto- Planning <br /> <br />From: Wes Jost- Engineering <br /> <br />Subject: Tract 7045 (11115 Dublin Canyon Road) <br /> <br />Please add the following Engineering conditions of approval to your report: <br /> <br />1. The typical section for Crosby Drive, shall be revised to show a 8 foot wide public <br />service easement located behind the street right-of-way (both sides of the street). <br /> <br />2 The applicant shall pay a pro-rata share of the Presley Homes reimbursement agreements <br />for: <br /> <br />a 770 elevation water reservoir and pump station; and <br />b Dublin Canyon Road Widening <br /> <br />3 The sanitary sewer force main shall be privately owned and maintained by the <br />individual property owners or owner's association. The final map shall reflect this <br />condition. The developer shall give notice to prospective owners of the private sanitary <br />sewer force main. The exact language of the notice shall be approved by the City <br />Attorney. <br /> <br />4 The applicant's engineer shall investigate the structural section of the proposed <br />Emergency drive. If the structural section is not adequate to support the weight of the <br />City's emergency vehicles, the structural section of the roadway shall be increase, as <br />determined by the City Engineer. <br /> <br />5 The proposed storm drain outfall piping shall be revised: <br />a. The portion outside the tree canopy shall be placed underground and be <br />constructed of reinforce concrete pipe. <br />b The outfall shall discharge to the centerline of the existing drainage swale. <br />c The portion of the storm drain within the trees maybe constructed of corrugated <br />metal pipe and laid on the surface. The pipe shall be properly anchored to the ground to <br />prevent separation of the joints. <br />d There shall be over land drainage release constructed of cobble stone over the top <br />of the RCP and tied to the CMP with a inlet box. <br />
