<br />Resolution No. PC-99-41 <br />Page 6 <br /> <br />d. Lot 31 shall be limited to a single-story home. <br /> <br />7. During the development of the construction bid set for the golf cart, maintenance, and <br />restroom buildings, an effort shall be made to integrate additional design elements such <br />as eave and trim details. The final designs shall be subject to the approval of the Planning <br />Director. <br /> <br />8. Prior to recordation of the final map, final landscape plans, including details for the <br />streetscape and the berm/sound attenuation fence between the driving range and the <br />adjacent lots, shall be submitted to the Planning Director for review and approval. The <br />berm/sound attenuation fence shall be specifically designed to minimize noise impacts of <br />the driving range on the adjacent lots. <br /> <br />9. There shall be no structures permitted in the drainage channel area located generally <br />between Lots 28 and 32 (or 32A). <br /> <br />10. All mitigation measures of the Happy Valley Specific Plan ErR are hereby incorporated <br />by reference. <br /> <br />11. The detention pond shall be designed pursuant to the cut-sheet dated May 28, 1999. The <br />City Engineer shall be responsible to ensure that the detention pond is performing as <br />designed to mitigate downstream runoff impacts and shall prepare an evaluation, annually <br />unless otherwise determined, of its performance. <br /> <br />12. Prior to recordation of the final map, a tree protection plan shall be submitted to the <br />Planning Director for review and approval. This plan shall include the HVSP EIR <br />mitigation measures and shall explore the potential for relocating any heritage size tree <br />that will have to be removed as a result of the subject development; such relocation is <br />encouraged to the extent feasible. <br /> <br />13. Prior to recordation of the final map, a precise open space trail design and alignment plan <br />shall be determined in the field with staff and representatives of the Parks and Recreation <br />Commission. <br /> <br />14. Prior to recordation of the final map, the final grading and landscape details for the water <br />tank shall be submitted to the Planning Director for review and approval. These details <br />shall include a dark, flat green color for the tank, and the use of evergreen native/drought <br />tolerant trees and shrubs to the greatest extent possible. <br /> <br />15. In conjunction with the tentative map application, the installation of a traffic circle shall <br />be shown at the intersection of the east/west street and the Bypass Road and shall be <br />subject to the Planning Commission review and approval. <br />
