<br />Resolution No. PC-99-41 <br /> <br />Page 17 <br /> <br />100. The applicant shall construct a detention pond on the site. The pond shall be sized to <br />handle the runoff from a 100 year storm event. The discharge rate of the outlet pipe from <br />the pond shall limit the storm water discharge to that of a 15 year storm event prior to <br />development. <br /> <br />101. There shall be open space drainage release for lots 9-13. <br /> <br />102. All grading shall comply with the recommendations of Lowney Associates with <br />comments by Cottons Shires and Associates. <br /> <br />103. No grading or construction activity shall be permitted in the butterfly habitat area as <br />shown on the PUD development plan. <br /> <br />104. There shall be no on-street parking along the Bypass Road, the development of each <br />individual lot shall include provisions for four on-site parking spaces. No parking signs <br />shall be posted to advise residents of this restriction. <br /> <br />105. All private streets that will have multiple users shall have a cross access and maintenance <br />agreement for the private maintenance and private storm drain system. Said agreement <br />shall be approved by the City Attorney prior to City Council approval of the final map. <br />The sanitary sewer and water mains installed in a private street shall be public. The <br />applicant shall dedicate a public service easement over said street for maintenance of <br />these utilities. <br /> <br />106. The Emergency Vehicle Access road (EVA) shall be a minimum of 24 feet wide from the <br />cul-de-sac to Alisal Street within the existing street right-of-way. A 12 wide EVA <br />road/cart path shall be constructed from the club house to the westerly road cul-se-sac. <br />Additional width maybe required at curves in the road. The exact width and alignment of <br />the EV Alcart path shall be approved by the Fire Marshall and City Engineer. <br /> <br />107. A private access easement shall be granted to Jensen and Manning properties. Access to <br />these properties shall be maintained at all times during construction. The City Engineer <br />shall define acceptable access road locations and roadway material. <br /> <br />108. A private water line easement shall be granted to the Manning property from its well to <br />the residence. <br /> <br />109. The typical cross sections for the Jensen driveway/cart path and crossings of Happy <br />Valley Creek shall be determined prior to approval ofthe tentative map. <br /> <br />11 O. All typical street sections shall indicate a 8 foot wide Public Service Easement behind <br />the edge of pavement. This information shall be shown on the tentative map. <br />
