<br />Resolution No. PC-99-4l <br /> <br />Page 16 <br /> <br />89. The developer shall give notice to any prospective owner of the existing earth quake <br />fault, the potential of development occurring in the Happy Valley area, the projected <br />number of trips using the Bypass Road, and the potential safety issues regarding living <br />adjacent to a golf course. The exact language of the notice shall be approved by the City <br />Attorney. <br /> <br />90. The applicant shall comply with all regulations proposed by other State, Federal and local <br />jurisdictions. <br /> <br />91. There shall be a minimum fifty (50) foot setback for habitable structures from the earth <br />quake fault. Non habitable structures, subject to approval of the Chief Building Official, <br />may be built within the earth quake fault zone provided that all other applicable setbacks <br />are met. <br /> <br />92. All utilities crossing the earth quake fault shall have flex joints, be encased, and have <br />automatic shut-off valves on either side of the fault to the satisfaction of the City <br />Engineer. <br /> <br />93. The applicant shall install a water main from the water pump station proposed by <br />Greenbriar Homes near the intersection of Sycamore Road and Alisal Street to the <br />development's water reservoir. <br /> <br />94. The applicant shall pay a pro-rata share of the cost ofthe water pump station proposed by <br />Greenbriar Homes. <br /> <br />95. The applicant shall construct a 690,OOO:t gallon reservoir at a elevation corresponding to <br />the "Bonde" Zone. <br /> <br />96. The applicant shall install a dedicated water main from the Sycamore Road transmission <br />line to the Golf Course irrigation pond <br /> <br />97. The applicant shall construct a sanitary sewer pump station including the dedication of <br />right-of-way for the site along Alisal Street (exact location to be determined prior to the <br />tentative map). <br /> <br />98. The applicant shall install a sanitary sewer force main (exact size to be determined prior <br />to the tentative map) to the sanitary sewer manhole on Sycamore Road near Alisal Street. <br />All other portions of the sanitary sewer system shall flow by gravity, unless otherwise <br />approved by the City Engineer. All sanitary sewers shall be interconnected. <br /> <br />99. The applicant shall dedicate a 20 foot wide sanitary sewer easement across the golf <br />course, the exact location to be shown on the tentative map. No tree planting shall be <br />allowed within said easement that would impact the sanitary sewer line. <br />
