<br />Resolution No. PC-99-32 <br /> <br />Page 6 <br /> <br />18. The colors and materials of each building shall be submitted to and approved by <br />the Planning Director prior to the issuance of a building permit and shall be <br />consistent with the approved colors and materials on file as part of Exhibit "A". <br /> <br />19. Prior to the issuance of building permits for anyone building, the developer shall <br />provide detailed sections of all building walls clearly indicating the bracket details, <br />scoring or reveal details, depth of mullions, and window recesses, and the <br />proposed application of colors and materials. <br /> <br />20. Prior to the issuance of building permits for anyone building on anyone site, the <br />developer shall submit a comprehensive sign program for the site for the review <br />and approval of the Planning Director. The sign program shall include any <br />proposed building-mounted or monument signs, including parking and directional <br />signs, and all signs shall be located, sized, and illuminated as indicated by the <br />Hacienda Design Guidelines. All colors and materials of the monument signs shall <br />be designed to match the building colors and materials to the greatest extent <br />possible. <br /> <br />Landscaoing <br /> <br />21. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. Said landscape plan shall include <br />the following: <br /> <br />a. At least one 24-inch box tree shall be added to the end-island planters of all <br />parking aisles; <br /> <br />b. All hardscape materials shall be clearly identified as to material, color, and <br />installation; <br /> <br />c. All proposed planters, seat walls, and retaining walls shall be detailed in <br />terms of height, color, and materials. Top and bottom of retaining wall <br />elevations shall be indicated on all site grading and landscape plans. <br /> <br />d. All proposed landscape features such as benches, light posts, trellises, <br />gateways, etc. shall be detailed as to size, height, location, color, materials, <br />and manner of installation. <br />
