All pedestrian pathways shall be clearly indicated on the landscape plans <br />and shall be identified in terms of materials and colors. <br /> <br />f. All bike racks shall meet the standards of the Hacienda Design Guidelines <br />or City-approved equivalent if there are no Hacienda standards. <br /> <br />g. A parking lot lighting plan shall be included with the landscape plan for <br />each building/site. The light post style and lamp shall be in accordance <br />with the Hacienda Design Guidelines. <br /> <br />22. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan or <br />unless otherwise required as a condition of approval. <br /> <br />23. Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />24. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the time of review ofthe final <br />landscape plans. <br /> <br />25. The developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in <br />this project will be maintained at all times in a manner consistent with the <br />approved landscape plan for this development. Said agreement shall run with the <br />land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />26. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />General Planning Conditions <br /> <br />27. The developer of each site shall devise a transportation management plan to reduce <br />peak hour trips to and from the site. Said plan may include opportunities to <br />establish carpools, opportunities for flexible work hours or work weeks, free <br />shuttle service to employees to and from the new BART station, provision of <br />electric cars or other means of transportation for employees who utilize public <br />transportation to travel to and from work, and discounted/subsidized Wheels, <br />
