<br />Resolution No. PC-99-29 <br />Page 6 <br /> <br />5. All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure. The materials and color of the enclosure walls shall <br />match the building walls and the gates shall be corrugated metal or solid wood. The <br />location and design of the enclosures shall be shown on the plans submitted for issuance <br />of building permits and shall be subject to the approval of the Planning Director and Fire <br />Chief. Trash containers shall be stored within the enclosure at all times, except when <br />being unloaded. <br /> <br />6. A comprehensive signing program shall be submitted to the Planning Director for <br />consideration under separate application. This plan shall show all proposed colors, letter <br />heights, materials, etc. for the proposed monument and wall-mounted sign. The <br />wall-mounted sign shall be lowered to an area immediately above or adjacent to the <br />building's entrance. <br /> <br />7. The developer shall include within the project design a fully screened location for a future <br />satellite dish antenna satisfactory to the Planning Director and/or provide underground <br />cable facilities to serve all users of the site. <br /> <br />8. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />9. All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. The existing <br />utility connections stubbed at the property line of the site shall be utilized and no street <br />cuts for new utility lines made unless otherwise approved by the City Engineer. If the <br />existing utility connection is not utilized, it shall be abandoned in a manner determined <br />by the City Engineer. <br /> <br />ro. The applicant shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping included in this project will be maintained at all <br />times in a manner consistent with the approved landscape plan for this development. <br />Said agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property. <br /> <br />11. The location of any pad mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. Such <br />transformers shall be screened by landscaping or contained within an enclosure matching <br />the building and with corrugated metal gates. All transformers shall be shown on the <br />plans submitted for issuance of building permits. The applicant shall attempt to locate <br />transformers at the rear of the site. <br />
