Resolution No. PC-99-29 Page 6 5. All trash and refuse shall be contained completely within enclosures architecturally compatible with the main structure. The materials and color of the enclosure walls shall match the building walls and the gates shall be corrugated metal or solid wood. The location and design of the enclosures shall be shown on the plans submitted for issuance of building permits and shall be subject to the approval of the Planning Director and Fire Chief. Trash containers shall be stored within the enclosure at all times, except when being unloaded. 6. A comprehensive signing program shall be submitted to the Planning Director for consideration under separate application. This plan shall show all proposed colors, letter heights, materials, etc. for the proposed monument and wall-mounted sign. The wall-mounted sign shall be lowered to an area immediately above or adjacent to the building's entrance. 7. The developer shall include within the project design a fully screened location for a future satellite dish antenna satisfactory to the Planning Director and/or provide underground cable facilities to serve all users of the site. 8. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are fronted by concrete curbs, in which case sufficient areas shall be provided beyond the ends of all parking spaces to accommodate the overhang of automobiles. 9. All utilities required to serve any existing or proposed development on-site shall be installed underground, unless otherwise determined by the City Engineer. The existing utility connections stubbed at the property line of the site shall be utilized and no street cuts for new utility lines made unless otherwise approved by the City Engineer. If the existing utility connection is not utilized, it shall be abandoned in a manner determined by the City Engineer. ro. The applicant shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping included in this project will be maintained at all times in a manner consistent with the approved landscape plan for this development. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 11. The location of any pad mounted transformers shall be subject to approval by the Planning Director prior to issuance of permits by the Building Department. Such transformers shall be screened by landscaping or contained within an enclosure matching the building and with corrugated metal gates. All transformers shall be shown on the plans submitted for issuance of building permits. The applicant shall attempt to locate transformers at the rear of the site.
