<br />Resolution No. PC-99-29 <br />Page 5 <br /> <br />EXHIBIT "B" <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br />PUD-98-18 <br /> <br />Plannine <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received October 29, 1998" for the Site and Landscape Plans and Building <br />Elevations, "Received December 14, 1998" for the Floor Plan, and "Received January <br />29, 1999" for the Drainage Plan, on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director iffound to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. The site is rezoned to the PUD (Planned Unit Development) - 0 (Office) zoning district. <br />All permitted and conditionally-permitted uses for this PUD development shall follow <br />those of the 0 (Office) zoning district, except that medical and dental offices, and any <br />other use in the 0 zoning district requiring a parking ratio of greater than one space per <br />300 sq. ft. per the City's Municipal Code shall not be permitted unless it can be <br />demonstrated to the Planning Director's satisfaction that sufficient parking can be <br />provided on-site for that use. In no case shall a restaurant be allowed on this site. <br /> <br />3. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. All mechanical equipment shall be <br />constructed in such a manner that noise emanating from it will not be perceptible beyond <br />the property plane of the subject property in a normal environment for that zoning <br />district. <br /> <br />4. The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Lighting <br />shall be directed away from adjacent residences. <br />
