A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan and shall be comprised of predominately native plant species. The plan shall identify specific plant species to be used in the various locations of the site and detailed in terms of location, size, quantities, and spacing. 13. The site plan shall be revised to show the replacement of the existing 10ft. wide sidewalk with a 6 ft. wide sidewalk. Tree grates shall be used to cover the 4 ft. wide tree wells installed in the new sidewalk. The remaining 4 ft. wide area behind this new sidewalk shall be used to increase to 9 ft. in width the landscape berm and planting area along the project's frontage. The landscape plan shall include additional plants in this area. These changes shall be shown on the plans submitted for the issuance of a building permit and are subject to the review and approval of the Planning Director. 14. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape plan. 15. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. 16. The applicant shall provide root control barriers and four inch perforated pipes for parking lot trees, street trees, and trees in planting areas less than ten feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 17. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director that the landscaping has been installed in accordance with the approved landscape and irrigation plans with respect to size, number, and species of plants and overall design concept. 18. The colors of the building shall be submitted to and approved by the Planning Director prior to the issuance of a building permit. Colors shall be consistent with approved colors and shall be based on the Pantone color system. A sample of the window glass shall be submitted for the review and approval by the Planning Director. Approved colors shall be stated on the plans submitted for issuance of building permits.
