A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan and shall be <br />comprised of predominately native plant species. The plan shall identify specific plant <br />species to be used in the various locations of the site and detailed in terms of location, <br />size, quantities, and spacing. <br /> <br />13. The site plan shall be revised to show the replacement of the existing 10ft. wide sidewalk <br />with a 6 ft. wide sidewalk. Tree grates shall be used to cover the 4 ft. wide tree wells <br />installed in the new sidewalk. The remaining 4 ft. wide area behind this new sidewalk <br />shall be used to increase to 9 ft. in width the landscape berm and planting area along the <br />project's frontage. The landscape plan shall include additional plants in this area. These <br />changes shall be shown on the plans submitted for the issuance of a building permit and <br />are subject to the review and approval of the Planning Director. <br /> <br />14. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />15. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />16. The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />17. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />18. The colors of the building shall be submitted to and approved by the Planning Director <br />prior to the issuance of a building permit. Colors shall be consistent with approved colors <br />and shall be based on the Pantone color system. A sample of the window glass shall be <br />submitted for the review and approval by the Planning Director. Approved colors shall <br />be stated on the plans submitted for issuance of building permits. <br />
