<br />ResoJutionNo. PC-98-86 <br />Page 5 <br /> <br />9. The applicant shall post with the City prior to approval of final map an additional <br />performance bond for all subdivision improvements, if any, that are not to be accepted by <br />the City of Pleasanton. <br /> <br />10. Unless otherwise approved by the Fire Marshall, no housing construction shall begin until <br />such time as an acceptable emergency vehicle access has been established, as defined by <br />the Fire Marshall. This access shall be maintained at all times until the public <br />improvements are accepted. <br /> <br />II. Appropriate lot subdrainage shall be installed by the developer as recommended by the <br />soils engineer and approved by the Building Official. Said drains shall be connected to <br />the street gutter or other means acceptable to the City Engineer. <br /> <br />12. All roofleaders shall be connected to the street gutter or other means acceptable to the <br />City Engineer. <br /> <br />13. Existing drainage swales that are filled shall have drainage cutoff drains or other <br />subdrains installed as recommended by the soils engineer and approved by the City <br />Engineer. All drains shall have access ports installed below finished grade at the <br />beginning of the pipe. The bottom of the pipe shall terminate in a storm drain system <br />approved by the City Engineer. The applicant's engineer shall submit a final subdrain <br />location map to the City Engineer prior to acceptance of the public improvements. It <br />shall be the responsibility of the homeowner to relocate the subdrain, if during the <br />excavation of a pool or other subsurface structure the subdrain is encountered. All <br />owners within the subdivision shall receive notice of the presence of these subdrains. <br />Said notice shall be approved by the City Attorney. <br /> <br />14. Any lot not graded to the street shall have a concrete V -ditch installed along the rear <br />property line. Said V -ditch shall have a minimum of one inlet at the low end of the lot <br />and be connected to an approved storm drain system, approved by the City Engineer. <br /> <br />15. The applicant shall acquire written permission from the property owner for any work on <br />the adjoining property. Proof of such permission shall be required prior to the issuance of <br />a grading permit. <br /> <br />16. All retaining walls along the street shall be placed behind the Public Service Easements <br />(PSE). <br /> <br />17. Street monuments, water vales, and utility manholes shall be adjusted to eliminate any <br />conflicts with the traffic median islands. <br /> <br />18. The applicant shall provide a connection between the existing Bonde Water Zone system <br />and the new Bonde Zone being constructed with this development if determined to be <br />feasible by the City Engineer.
