<br />Resolution No. PC-98-86 <br />Page 6 <br /> <br />acquire an easement for the waterline. The City shall be financially responsible for any <br />easement costs, and the cost to install the water line to the applicant's property line. The <br />applicant shall be financially responsible for the connection at the property line, <br />providing an easement on the applicant's property and for the installation of the waterline <br />on the applicant's property. The applicant shall also pay for the preparation and <br />recording of any easement the City acquires on the neighbor's property. <br /> <br />19. The typical street section shall be revised to reflect the street width and shall be measured <br />from face of curb on those streets with vertical curbs and from gutter flowline on those <br />streets with rolled curbs. The minimum effective width of the landscape strip adjacent to <br />the street shall be either five (5) feet or ten (10) feet, as applicable, unless otherwise <br />approved by the Planning Director. <br /> <br />20. Typical section C-C shall be extended westerly to the new street section shown on section <br />D-D. Section C-C shall have pavement fabric installed before the asphalt overlay, unless <br />otherwise approved by the City Engineer. <br /> <br />21. Those portions of the proposed median islands on Sunol Boulevard and Sycamore Road <br />wider than 6 feet in width shall be landscaped to the satisfaction of the City Engineer. <br />The median curb shall be 8 inches in height, excepting the traffic calming islands that <br />shall have mountable curbs. <br /> <br />22. The City Engineer and Planning Director shall approve any phasing of improvements. <br /> <br />23. All agency environmental permits shall be obtained prior to the final map or the issuance <br />of a grading permit. <br /> <br />24. If any street monuments are shown to be installed on the street improvement plans that <br />are outside the tract boundary and not shown on the Final Map, the applicant's engineer <br />shall file a record of survey to indicate the location of these monuments. <br /> <br />25. The minimum front yard setbacks for the Daggett, Greene, and Bach properties shall be <br />40 feet. The average front yard setback for the Bozorgzad property shall by 30 feet, and <br />any new construction shall not encroach closer to the front property line than the existing <br />home. All new construction shall require City review and approval. <br /> <br />26. Specific drainage details for the area around the "A" Street/Sycamore Road landscape <br />island shall be incorporated into the final map improvements plans and shall be subject to <br />review and approval of the City Engineer. These details shall show how the adjacent <br />homes and the newly formed private street will drain into the new storm drain system in <br />"A" Street. <br /> <br />{end} <br />
