<br />ResolutionNo. PC-98-86 <br />Page 4 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />VESTING TENTATIVE MAP 6982 <br />PLANNING COMMISSION <br />NOVEMBER 10, 1998 <br /> <br />1. Development shall be substantially as shown on the Vesting Tentative Tract Map and <br />Preliminary Grading and Utility Plan, Off-Site Improvement Plans, Preliminary <br />Landscape Island Planting Plan, and Fencing Plan, Exhibit "A", dated "Received October <br />2, 1998" on file with the Planning Department, except as modified by these conditions. <br />Minor alterations may be approved by the Planning Director if found to be in substantial <br />compliance with this approval. <br /> <br />2. All conditions of approval for PUD-97-03 shall remain in effect and in full force. <br /> <br />3. This vesting tentative map is conditionally approved and shall lapse if the developer fails <br />to record a final map prior to the expiration of the PUD development plan. <br /> <br />4. Development adjacent to the existing valley oak tree located at the Sunol BoulevardJ"A" <br />Street intersection shall comply with the recommendation of the supplement tree report <br />prepared by HortScience, dated March 24, 1998. These requirements shall be included <br />on the final map improvement plans subject to the review and approval of the Planning <br />Director. <br /> <br />5. Final alignment and configuration of the traffic circles shall be subject to the review and <br />approval of the City Traffic Engineer and shall be shown on the final map. The final <br />landscape plans submitted in conjunction with the final map improvement plans shall <br />detail the landscape treatment for the circles and shall be subject to the review and <br />approval of the Planning Director. <br /> <br />6. Final landscape planting details for the landscape island adjacent to the "A" <br />Street/Sycamore Road intersection shall be shown on the improvement plans submitted in <br />conjunction with the final map and subject to the review and approval of the Planning <br />Director. These details shall be coordinated with the adjacent neighbors. <br /> <br />7. All landscaping in the front of the houses shall be installed with automatic sprinkler <br />valves on a time clock. <br /> <br />8. The developer shall install subdrains within the development as recommended by the <br />soils engineer and approved by the City Engineer. Said drains shall be connected to the <br />storm drain system. <br />
