<br />Resolution No. PC-98-74 <br />Page 3 <br /> <br />4. The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible. <br /> <br />The subject property is relatively flat, except for the area at the westerly <br />end ofthe site. A geological/geotechnical report has been prepared for the <br />project site and proposed development plan. The recommendations of that <br />report, which address landslide/fill repairs, drainage, soil, compaction, <br />foundation design have been included in the conditions of approval. <br /> <br />Urban clean water runoff measures will be incorporated into the project <br />through conditions of approval. The property is not located in the <br />Alquist-Priolo Study Zone. No portion of the site is located in a 100-year <br />flood hazard zone. <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />As conditioned, the streets and buildings have been located and designed <br />to generally complement the natural terrain and match the adjoining <br />residential developments as closely as possible. The portion of the site <br />closest to Foothill Road has a varying topography and would have the <br />larger, custom home lots. All of the production homes would be <br />constructed on the relatively flat, easterly portion of the site. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />Public safety measures have been incorporated into the design of the <br />proposed development. All project streets and utilities have been designed <br />to meet City standards. The three emergency vehicle accesses will provide <br />alternative entrances to this development, as well as the existing <br />developments to the north and south of the project site, for use in the event <br />of an emergency. Additional fire protection would be provided through <br />the installation of automatic fire sprinkler systems in each of the new <br />homes. The project would also complete public street improvements <br />along the site's Foothill Road frontage, resulting in the safety <br />improvements and increased capacities for this major circulation artery. <br />The developer would complete a remediation plan to address the existing <br />soil and groundwater contamination on the site. <br />
