<br />Resolution No. PC-98-55 <br />Page 5 <br /> <br />9. The recreation area on Parcel "A" shall be constructed with the first construction phase. <br />The project developer shall provide and maintain a clear pedestrian access to the recreation <br />area for the residents of this development during all construction phases. <br /> <br />10. All construction phases shall have two-points of access for emergency vehicles provided to <br />the satisfaction of the Fire Marshall, Livermore- Pleasanton Fire Department. <br /> <br />11. All sanitary sewers shall be interconnected unless otherwise required by the City Engineer. <br /> <br />12. The project developer shall initiate an application to the Federal Emergency Management <br />Agency (FEMA) for a Letter of Map Revision (LOMR) stating that the individual lot grade <br />elevations are above the 100-year flood plain. The project developer shall provide a <br />conditional LOMR to the City Engineer before approval of the final subdivision map. <br /> <br />13. Prior to the final City inspection of each house, the project developer shall provide to the <br />City Engineer a FEMA Elevation Certificate and LOMR. <br /> <br />14. The project developer shall obtain a slope easement from Kaiser and LA VWMA in order to <br />construct slope banks on their properties. If the slope easements cannot be obtained, the <br />project developer shall be required to construct retaining walls on the subject property, their <br />design to be reviewed by the City Engineer before approval ofthe first final map. The <br />developer shall provide evidence of Kaiser's and LA VWMA's decision to the Planning <br />Director and City Engineer before approval of the first final map. <br /> <br />15. The project developer shall diligently pursue with Kaiser construction access for large <br />construction vehicles from EI Charro Road across Kaiser's property to the site. The project <br />developer shall demonstrate to the satisfaction of the Planning Director that such <br />construction access is not possible before the City will allow use of Stoneridge Drive for <br />construction access. <br /> <br />16. Construction of the permanent EVA from Wisteria Circle to Stoneridge Drive shall include <br />a twenty foot (20' 0") wide access way to the terminus of Stoneridge Drive. The design of <br />the access-way shall be submitted to the Planning Director, City Engineer, and Fire <br />Marshall, Livermore-Pleasanton Fire Department for review and approval with the first <br />final map. <br /> <br />17. The project developer shall work with Kaiser regarding redirecting storm water flows from <br />Kaiser's property to the Arroyo to the satisfaction ofthe City Engineer before approval of <br />the first final map. <br />
