Resolution No. PC-98-55 Page 4 EXHIBIT "B" Conditions of Approval Vesting Tentative Map 7008 1. Development shall be substantially as shown on the Vesting Tentative Tract Map 7008, Exhibit "A", dated "Received, July 2,1998" on file with the Planning Department, except as modified by these conditions. Minor alterations may be approved by the Planning Director if found to be in substantial compliance with this approval. 2. All conditions of approval for PUD-91-1 I-3M shall remain in effect and in full force and are herein incorporated by reference. 3. Approval of this vesting tentative map shall lapse if the developer fails to record a final map within one (I) year of the date of its approval. 4. The first final map shall include Lot "A", the recreation area and Lot "B", the area to be dedicated to LA VWMA. 5. With construction of the units located northerly of Dennis Drive, the project developer shall construct temporary connections for emergency vehicles from Wisteria Circle and Chicory Circle to Stoneridge Drive. The design of these connections shall be submitted to the Planning Director, City Engineer, and the Fire Marshall for review before construction. Temporary connections shall be secured with gates provided with "Knox-Box" keys as required by the Livermore-Pleasanton Fire Department. 6. Lots 130 through 143 shall be the last final map approved and recorded for this development. 7. If the City decides to extend Stoneridge Drive eastward, the project developer shall revise the layout of Lots 112 through 128 so that Wisteria Circle and Chicory Circle follow a loop street configuration with an Emergency Vehicle Access (EVA) provided from one of the loop streets to Stoneridge Drive to the satisfaction of the Planning Director, City Engineer, and Fire Marshall. The project developer shall submit revised lotting and improvement plans for review by the Planning Director, City Engineer, and Fire Marshall, Livermore-Pleasanton Fire Department before approval of the final map. 8. With recordation of the first final map, the project developer shall execute with the City of Pleasanton an open offer of dedication over the area shown for Lots 130 through 143 and for portions of Wisteria Circle and Chicory Circle for the possible extension of Stoneridge Drive easterly across the site to the Kaiser site. The terms and timing of the open offer of dedication shall be as described in Ordinance No. 1749 for PUD-91-11-3M, and shall be submitted to the City Attorney for review and approval before recordation of the final map.
