<br />Resolution No. PC-98-46 <br />Page 3 <br /> <br />Urban clean water runoff measures will be incorporated into the project <br />through conditions of approval. The property is not located in the <br />Alquist-Priolo Study Zone. According to the United States Department of <br />Housing and Urban Development Flood Hazard maps, no portion of the <br />site will be affected by a 100-year flood. <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />The project site is in a developed area of the City and would not involve <br />the extension of any new public streets. Only minor changes in the site's <br />relatively flat topography will be necessary to develop the site. The <br />project site will replace two unkempt lots with a new structure, paving, <br />and landscaping that has been designed to complement the natural terrain <br />and landscape. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />The public improvements associated with this project would be consistent <br />with City design standards. As conditioned, all driveway entrances would <br />be located and configured to provide an adequate line-of-sight viewing <br />distance in both directions perpendicular to the vehicle and to facilitate <br />efficient ingress/egress to and from the project site. All on-site driveways <br />and drive aisles meet City standards for emergency vehicle access and <br />tum-around. All parking areas meet City standards and are adequate to <br />handle anticipated traffic volumes. The building will be constructed to <br />meet the requirements of the Uniform Building Code and will require <br />approval by the state. The building would also be equipped with <br />automatic fire suppression systems (sprinklers). Adequate access is <br />provided to all structures for police, fire, and other emergency vehicles. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The proposed PUD development plan conforms to the purposes of the <br />PUD district. One ofthese purposes is to insure that the desires of the <br />developer and the community are understood and approved prior to <br />commencement of construction. The proposed project implements the <br />purposes of the PUD ordinance in this case by providing a senior care <br />facility that is well-designed and sited on the subject property, that fulfills <br />the desires of the applicant, and that meets the City's General Plan goals <br />and policies. <br />
