The developer shall record at the time of recordation of the final map reciprocal access <br />and utility easements for the common driveway on Parcels 2 and 3 with maintenance and <br />repair responsibilities clearly defined between the two parcels, unless otherwise approved <br />by the Planning Director. <br /> <br />22. Any proposed tentative parcel map shall show the following, which shall be dedicated <br />with recordation of the final parcel map: <br /> <br />a. A ten feet wide by eighty feet long parcel ofland along the First Street frontage <br />plus the additional land required for the transitions at each end, for the purposes of a bus <br />turn-out lane. <br /> <br />b. An appropriately-sized easement behind the bus turn-out for the bus shelter. The <br />adequacy of the easement shall be determined by the City Engineer. <br /> <br />c. A parcel of land along the Kottinger Drive frontage varying in width from eleven <br />feet at the First Street return to five feet wide approximately at the eastern property line. <br /> <br />d. An eight feet wide public service easement along the Kottinger Drive and a five <br />feet wide public service easement along the First Street frontages of the property. <br /> <br />e. A parcel of land at the intersection of First Street and Kottinger Drive to provide <br />for a twenty foot radius property line return. <br /> <br />23. Prior to recordation of any parcel map for the proposed three lot subdivision, the <br />property-owners/developers shall either submit to the City Engineer the necessary funds <br />for the required street improvements along the Kottinger Drive frontage or shall perform <br />those improvements as determined by the City Engineer. Said funds shall cover street <br />improvements as deemed necessary by the City Engineer which include, but are not <br />limited to: <br />a. Right-of-way clearing and disposal; <br />b. Utility relocation; <br />c. Rough and fine grading as required; <br />d. A five feet wide monolithic curb, gutter, and sidewalk; <br />e. New structural pavement; <br />f. Additional pavement work as required; and <br />g. A temporary sidewalk transition at the eastern property line. <br /> <br />24. Prior to recordation of any parcel map for the proposed three lot subdivision, the <br />property-owner/developer shall either submit to the City Engineer the necessary pro-rata <br />share fee of the required storm drain improvements along the Kottinger Drive frontage. <br />Said funds shall cover improvements as deemed necessary by the City Engineer. <br />
